Welcome to Camden County - Lake of the Ozarks! Camden County is located in southern central Missouri and just about 2 hours east of Kansas City and 2 hours west of St Louis! Camden County is an outdoor persons dream! Camden County borders the Lake of the Ozarks, which is the premier Midwest's resort destination. There is world class boating which can be seen just by driving by the lake or through any town. We stayed in Osage Beach and we saw two boat dealerships within a couple miles of each other plus we saw many boat lift companies. There are plenty of golf courses, great variety of lodging options, and lots of restaurants! There are also many tourist attractions one can spend their day frequenting. Bridal Cave is located underneath Thunder Mountain and was rumored a couple centuries ago to hold a legendary Indian wedding ceremony. Nowadays they give tours daily and the cave is available for reservation for couples who would like to be married there. Right above Bridal Cave is Thunder Mountain Park. There you can find the Ozark's largest lakeside giftshop, nature trails, picnic and viewing areas, an observation tower, and the Thunder Mountain Mining Company where you can purchase rocks and minerals, gemstones and education materials. Camdenton is the county seat of Camden County. Camdenton is home to a UPS terminal and MoDot has budgeted over $100 million on highway improvements in the region over the next five years. In 2000, Camdenton had a population of 2,779, an increase of 8.5% since 1990. Camdenton sits at an altitude of 1,060 feet and has an average rainfall of 36.2 inches. Winter temperatures range between 18F - 45F, while summer temperatures average between 62F - 88F. Within 20 miles of Camdenton, there are 16 golf courses, 5 public parks, 3 country clubs, 1 YMCA facility, and 8 public tennis courts. Camdenton offers competitive pay, no city property taxes, low county taxes, and a high quality of life! This is what it's all about! While visiting the boat ramp in Forbes Lake of the Ozarks, this young man who was arrow fishing showed off his catch of carp and buffalo. He let me know they were 5 - 6 pounds and they were looking for the 30 pounders! Very cool and great family fun! Update: Late Summer 2008: We had a chance to visit Forbes Lake of the Ozarks once again. What a beautiful time of year - the fall leaves were barely turning color and people were still out enjoying the last of the warm sunshine! We caught many people enjoying the Deer Creek and the lake! We stayed the night in Osage Beach and ate at my favorite Italian Restaurant there, Domenico's! Osage Beach has a huge outlet mall and lots of touristy things to do and is about an hour east of the subdivision. We saw the gates to Deer Creek Estates open on the weekend and people were driving through taking a look. Enjoy! It is cool to see all the local towns that have their names painted on the towers - definitely not something we see in the pacific northwest where I live. I think it has a lot of pride! Forbes Lake of the Ozarks is a beautiful 12,800 acres located in Benton and Camden Counties in Missouri. Consisting of over five miles of shoreline wrapped around the Lake of the Ozarks, it also has three interior lakes that average over 20 acres each, three private boat launches for property owners, a picnic area and an RV park for the sole use of the property owners. There is an abundance of wildlife there walking around as if they were the only ones there! Turkeys and deer roam about hiding in the trees and walking across the roads with no worries! The roads are marked and it is easy to navigate your way around this beautiful subdivision. Some of the roads are gated to keep out poachers and dumpers as this is a private subdivision. You are welcome to go view the properties we offer for sale there. You will need to check in with the land owners association first and we can supply you with the combination for the gates so you can easily get around. It is located in Edwards, Missouri, about an hours drive southeast to Osage Beach where you will find a 100 store outlet mall and a 30 minute drive northwest to the town of Warsaw. Warsaw has a population of about 2,070 and is the closest Wal-Mart. It is centrally located to many nearby cities: 45 miles east of Osage Beach, 125 miles SE of Kansas City, 223 miles SW of St Louis, and 93 miles North of Springfield. It is heavily forested with streams flowing down to the lake. The varieties of trees is spectacular with oak, walnut, hickory, elm, and sycamore. The subdivision is zoned for homes or modular homes. There is an RV park where you can stay at for free for up to three weeks at a time if you are a property owner! The RV dump site open during the warmer months. In the wintertime there is no bathhouse or dump site but you can still say for free.Some of the units allow RV use - you can find these units in their covenants which are online at www.forbesloa.org. You are allowed to camp up to three weeks at a time on lots in those units or build a home. We have tried to note in the listings those that allow camping on them. I had a chance to visit this subdivision for my first time in June of 2007 and my notes are filled with the expression "pretty, pretty, pretty"! It truly is a beautiful part of this earth with plenty of peace and tranquility. It is easy to see why many property owners hope to some day retire here or have a second home and spend their time camping and enjoying the lake there for now. There are restrictive covenants in place to protect the integrity of this subdivision! Here are a few of the covenants and restrictions that are in place for this subdivision: the lots are for residential purposes allowing for homes and modular homes, some units allow camping up to three weeks at a time, horses are allowed on properties that are larger than four acres with approval from the ECC, and there is no hunting. There are annual dues of $99.80 per lot that goes towards the upkeep of the roads, taxes, security, etc. I was extremely impressed at how well the Land Owners Association (LOA) has maintained this subdivision - money well spent! It is very easy to drive on the roads which are well maintained and marked. The amenities are well taken care of as well. There is a LOA office there to assist you with your questions and the gals in the office have been very knowledgeable! All the photos below were taken in June, 2007 as I explored this area for my first time - what a beautiful place in the great USA! There are a few homes in the subdivision but for the most part it remains undeveloped. The homes there are beautiful! I set the picture of the momma and her two babies as my desktop! Easily accessable and helpful - the Land Owners Association! You're going to have to look closely at these pictures to find this doe who was grazing in the open meadow by the trees! A big turkey and a couple little ones crossing the road! I spent two days in this subdivision after getting rained out the first day - but what a great experience! It was a stormy afternoon and we went down to the boat launch to wait in hopes that it would pass over when the rain started coming down in buckets. There were big rolls of thunder, rain falling heavily, light wind in the trees, loud squawking birds, soft singing birds twirping, smell of wet dirt, even more really loud thunder and then the hot sun broke through and the sound of crickets started up again. What a cool thing to experience! It reminded me of the Pirates of the Caribbean ride at Disneyland when the boat meanders down the river listening to the sounds of the south - what an experience to be in a thunder storm here! More locals out enjoying the afternoon! Deer Creek - a new subdivision right beside Forbes Lake of the Ozarks just being developed! I checked out their website at deercreekestates.biz and see that it is a beautifully planned gated community with lot prices from $45,000 to $250,000. The plan is for 500 estate homes and 100 condominiums as well a marina, clubhouse, restaurant, pool, tennis courts, and more! This is your new neighbor! A few of the surrounding areas - a fun destination place for many families! The Kansas City Chiefs and Royals Stadiums for those sports fans! County Links: |
