These were taken when we headed north out of Lordsburg to Reserve, a pretty little town up in the mountains - what a gorgeous drive!

We made a quick visit to the Deming area in early spring. What a show of the spring flowers blooming in the warm sunshine. I realize that they are probably weeds but what a beautiful show! The locals were out enjoying the afternoon near the majestic Florida Mountains! I loved the cute little one that was begging me to take his picture!

 

 

Welcome to Luna County, New Mexico

Deming is located in the Southwestern part of New Mexico, 33 miles north of the Mexico border. It is about half way between Tucson, Arizona and El Paso, Texas along Interstate 10. It is the county seat for Luna County. It is a land of ever present sun and flowing desert rocks and cacti. It is a rich agricultural area with beautiful cattle farms and crops of chilies, onions, cotton and pecans. It is known for 99% pure water.  It is often called a rock hunters paradise. The Florida Mountains offers a spectacular background to these wide-open spaces. It is matched by its friendly hospitality. The elevation is approximately 4335 feet making for desirable temperatures of around 90 degrees in the summer and 59 degrees in the winter. It is an arid climate with low humidity. Average rainfall is 9 inches. They receive occasional snowfall but it quickly melts. They are well known for their winters, offering plenty of sunshine and little rain to the snowbirds enjoying their RV's!

Several locals have told me the price of land is booming there. When we visited in March 2006, we saw quite a bit of growth in the town of Deming as well as new southwestern style homes being built. The county courthouse is temporarily housed elsewhere while a major renovation takes place. The population in Luna County and Deming was estimated in 2004 to be 26,129 and 14,647. It is a full service community with low cost of living, affordable taxes, municipal airport, hospital, library, 18 hole golf course, and a community college. It boasts of being home to the Great American Duck Race! It is a busy small town with plenty of restaurants, hotels and shopping available!
 

I had a chance to visit Luna County in early March, 2006 and what a beautiful visit it was! We saw several green crops starting to grow, a new subdivision with very nice southwestern style homes being built a few miles southeast of Deming, beautiful spring flowers, the Courthouse being renovated, some cool machinery, and a fabulous sunset! These ten pictures below were taken in September 2002 on my very first adventure to buy land! I attended the Luna Countys tax sale and visited Rockhound State Park and the Sunshine Valley Ranchettes after the sale. It was the first time I had really visited the desert and I was shocked at how different it was from Washington State! I thought the Florida Mountains were beautiful and was surprised to see cows walking about on the open range! I caught the bug and now love my trips to the desert!

 

 

 

 

 

 

 

 

Additional County Information:  Luna County adopted new ordinances in December of 2006. One acre lots are buildable however if it is under two acres an advanced liquid waste system needs to be installed. Two acres only requires a conventional liquid waste system. There is a sunset clause that allows 1/2 acres to be developed until 2008. There is a variance process to deal with 1/2 acre lots after that time. Click here for a copy of this ordinance .

 

Additional State Information: New Mexico's new liquid waste regulations went into effect in September of 2005.  These regulations will provide the highest quality to the environment and was greatly needed with the drought situations over the years.  Smile4u Inc greatly encourages you to research the new regulations to understand what you will be allowed to do with your property.  We have not researched the ground to depth water in any of the areas we sell land in.  If the property does not meet the new standards for conventional septic systems, other ideas to research are: installing complete retention systems such as holding tanks, waiting till public utilities are provided in the street, or to purchase an adjoining property.

 

The new regulations for undeveloped lots platted before 02-01-1990 require at least 3/4 of an acre for a conventional septic system and 3/4 of an acre in areas with depth to ground water 100 feet or less.  There are sunset provisions that allow a 3-5 year period for you to install using the old guidelines.  After the sunset period is over you will need to comply with the new regulations.

We actually came across a subdivision in Kansas a few years ago that had several hundred properties that all were required to use holding tanks so don't be afraid to think outside the box!
