Two adjoining parcels of land for sale 3.1 acres and 2.3 acres totaling 5.51 acres at Lake of the Ozarks. They are in a beautiful forested subdivision about an hour W of Osage Beach, and two hours SE of Kansas City, Missouri. It is very close to Lake of the Ozarks and there are two boat ramps within 5 minutes! Forbes Lake of the Ozarks is a heavily forested subdivision with a few homes in it but for the most part it remains undeveloped with deer, turkeys and turtles running around - a stunning place!

All of the pictures below were taken in June 2007 looking at both of the properties together. They are located in a private part of the subdivision along two roads. Lot 3792 is a corner lot and lot 3791 sits at the end of a culdesac. They are both covered in lots of trees with some pretty big ones in the mix! Their shiny leaves were gorgeous in the summer sunshine! I would like to see both of the lots stay together since they make up such a beautiful big chunk of land. However they each do have their own assessor's parcel number so no additional paperwork needs to be done if you wanted to build a home on each lot or sell them off individually.

It was very easy to find with marked streets and the graded roads had recently been mowed making for easy access! There were beautiful sun beams streaming down to the forest floor lighting it up - a very pretty setting in the summertime! There are scattered wildflowers blooming about the area and a bit of underbrush in the woods. It is very thickly covered in trees and in fact it is hard to see the property through all of the trees. I have tried to shoot a few photos into the trees and if you look closely you can see the forest floor with little underbrush in some of the photos.

This big chunk of land is the side of a hillside with some flatter parts to the hillside and more aggressive parts to it on lot 3791. It is the essence of what the Ozark Mountains is known for with the hillsides tumbling down to the streams below where there is an abundance of wildlife. I personally think the hillsides are absolutely beautiful with such character. We do have some flat lots as well but they don't offer the views that the hillsides do in the Ozarks! The property sits on the side of a rolling hill. It slopes down off the road making a beautiful view of the hillside below.

There is power only two lots away to the SE as well as to the SW and you will need to view the property or contact the local power company to verify! There are a few neighbors in this area as also seen in the maps and it sits not too far away from the LOA building.

The property is zoned residential allowing for homes and modular homes. This unit does not allow camping on the property (only some do). There is also a community use area that you can park your RV at for free and three boat launches into Lake of the Ozarks! Many people plan on retiring here some day and just enjoy it as a weekend or vacation getaway with their RVs for now. This subdivision does not allow hunting but there is gun range for the owners as well.

If you plan on visiting this subdivision please read further information in the "additional photos" section of this listing. This is a private subdivision that covers over 12,000 acres and has many roads that are a maze! We will need to call you in a gate pass ahead of time.

There are restrictive covenants on this subdivision and we have supplied a link to those covenants on the land owners association website. A few highlights of these covenants includes, homes and some modular homes allowed, no manufactured homes, no hunting, camping allowed up to three weeks at a time on certain units, free RV area allowed for all owners in the community area, no pigs or chickens, and horses allowed on lots that are a minimum of 4 acres per lot. I thought it would be a great spot for someone looking for a home to tuck away where no one can find them! These lots are already subdivided and we are willing to sell them individually - but how could you not want both!?! Benton County And Forbes Lake of the Ozarks Subdivision Photos

Forbes Lake of the Ozarks is a beautiful 12,800 acres located in Benton and Camden Counties in Missouri. Consisting of over five miles of shoreline wrapped around the Lake of the Ozarks, it also has three interior lakes that average over 20 acres each, three private boat launches for property owners, a picnic area and an RV park for the sole use of the property owners. There is an abundance of wildlife there walking around as if they were the only ones there! Turkeys and deer roam about hiding in the trees and walking across the roads with no worries!

The roads are marked and it is easy to navigate your way around this beautiful subdivision. Some of the roads are gated to keep out poachers and dumpers as this is a private subdivision. You are welcome to go view the properties we offer for sale there. You will need to check in with the land owners association first and we can supply you with the combination for the gates so you can easily get around.

It is located in Edwards, Missouri, about an hours drive west of Osage Beach where you will find a 100 store outlet mall and a 30 minute drive northwest to the town of Warsaw. Warsaw has a population of about 2,070 and is the closest Wal-Mart. It is centrally located to many nearby cities: 45 miles east of Osage Beach, 125 miles SE of Kansas City, 223 miles SW of St Louis, and 93 miles North of Springfield. It is heavily forested with streams flowing down to the lake. The varieties of trees is spectacular with oak, walnut, hickory, elm, and sycamore.

The subdivision is zoned for homes or modular homes. Some of the units allow RV use - you can find these units in their covenants which are online at Forbes Land Owner's Association. You are allowed to camp up to three weeks at a time on lots in those units or build a home. We have tried to note in the listings those that allow camping on them. There is also a community use RV park where you can stay at for free for up to three weeks at a time if you are a property owner! The bathhouses and dump site are open during the warmer months but you can still stay there even if they are not open. A few more covenant highlights that we are commonly asked about are: there is a gun range there for the owners but no hunting is allowed in the subdivision, no pigs or chickens, horses are allowed on lots that are a minimum of 4 acres per lot. Please visit the land owners website to read all of the covenants.

Prior to visiting this subdivision you will need to contact us by email or phone so we can hook you up with the proper map to drive around this subdivision as well as a gate pass. This is a private subdivision that covers over 12,000 acres and has many roads that are a maze! The maps in our listing and the maps on the land owners website are not enough for you to find your way around without getting easily lost. We purchased a very large subdivision map through the LOA that we use to drive around this subdivision and you can purchase this map through them as well or we can mail it to you in the snail mail. You must make arrangements to receive this map prior to being able to receive the gate pass. The LOA does not assist our interested buyers in locating the property and please do not ask them to. You must be able to locate this property yourself. We suggest you use MapQuest to locate the LOA's address at 26506 Gardiner Rd. Edwards, MO 65326 so you have maps to the starting point.
