PROPERTY INFORMATION
This 6.52 acre land for sale in Oregon is about 20 minutes NE of the bustling town of Klamath Falls on Bly Mountain. It is a big hill that is covered in huge tall pine trees and has a creek that was flowing thru it! Klamath County is located in the eastern foothills of the Cascade Mountains, bordering northern California in central Oregon.

I had a chance to view this property in April 2012 and all of the photos are of the property and its surrounding views. It was very easy to get to this property taking highway 140 to graveled Kingfisher Drive and then drove about one mile east to the property. The road runs along the low point between two rolling mountains and winds its way to the property.

I was so thrilled when we pulled up in front of this property! Sometimes its even a surprise to me to find out what we own and I can't believe what I saw. There was a little creek flowing really good along the road and side of the hill that flowed through a culvert to cross across the road. There was still snow covering part of this creek and I could see the water flowing through a hole in the snow where the sun was not hitting it during the day. I never seem to know what kind of weather I am going to see in Klamath and sure enough it had been snowing there the day before. Most of the snow on the property had melted but there was still a few patches of snow left and I am sure that melting snow is making that creek flow pretty good at this time. I imagine that it does dry up once the snow melts off these hills. There was a marker at the NW corner with a pink flag in a tree and a stake and ribbon below it.

The low point to the property is along the road and then it climbs up the hill to the top where it flattens out. This is a beautiful rock outcropping that I scrambled up noticing the animal prints and poop as I walked up the hill. Birds darted out of the trees as we picked our way through the snow patches to the top and it looked like we were disturbing their nesting ground.

Once I got to the top of the hill I was surprised to see the view to the west of the snow-capped Cascade Mountains which loom huge across the top of the other mountains and trees as well as a neighbor hidden in the trees to the north on the top of the next hill. It looks like a cabin and you can see it on the right hand side in image #8 although its hard to make out. Someone else thought this was very cool up here as well! : )

The property flattens out on top for a long way with a gentle slope to the north. It is nicely covered with lots of big pine trees and shorter trees, pretty blooming green moss, and red leaves in the native plants. Some plants were starting to get their spring colors and there were lots of pine cones and seeds scattered about the forest floor.

The rock outcropping has very cool ledges that stick out a bit over the hillside right before it tumbles down to the road. I tried to get out pretty far on one of them and turned around since they were still covered in snow and I didn't have much traction on my shoes - it is that high up and I realized if I slipped I would be in lots of trouble! So I settled for a photo taken of me standing on one of the rock outcroppings that wasn't as big but still very cool!

This unit has an annual POA (Property Owner's Association) due in the amount of $27.32. The dues are paid current. The annual fee is used for road improvement within the unit and the roads to this property are in great shape. The zoning allows for homes and manufactured homes. Recreational vehicles are only allowed with a use permit. You would need to contact the power company to find out just how close power runs to the property. I thought this was a gorgeous piece of land and would be a bright sunny spot in the forest for a home or manufactured home!

Klamath Falls, the fourth largest county in Oregon, is the county seat as well as the largest nearby town. Klamath Falls is best known for its wetlands, woodlands and wildlife. It is home to Crater Lake National Park and sits directly under the Pacific Flyway. Millions of migrating birds rest and refuel in the county's six wildlife refuges. The largest concentration of bald eagles in the lower 48 states winters here and they are a fabulous sight to see as seen in some of our pictures below of the area!

Klamath County is located in the eastern foothills of the Cascade Mountains, bordering northern California. Klamath Falls, the fourth largest county in Oregon, is the county seat as well as the largest nearby town. This area is a favorite for many seeking a rural setting off the beaten path and is a beautiful place for those that want to live in the countryside! It is a gorgeous area and a fisherman's and hunter's paradise! I love this drive to town and have seen flock after flock of birds, kids out hunting and even a few pelicans along the river. I had no idea that pelicans lived in Klamath Falls!

Klamath Falls is best known for its wetlands, woodlands and wildlife. Klamath County is home to Crater Lake National Park and sits directly under the Pacific Flyway. Millions of migrating birds rest and refuel in the county's six wildlife refuges. The largest concentration of bald eagles in the lower 48 states winters here. The Willamson, Sprague and Sycan Rivers can be seen from Crater Lake as well as Agency Lake and Upper Klamath Lake. Upper Klamath Lake spreads nearly 30 miles long and up to eight miles wide hosting activities such as windsurfing, sailors, fishermen and hunters. The crystal clear water around Pelican Bay is home to rainbow trout. Fly fisherman from around the world catch some of the largest trout on the continent. Canoe and kayak trails meander through the marshes and waterways of Pelican Bay giving views to waterfowl, otter, mink, deer and bald eagles. The county is blessed with an abundance of deer, elk, migrating geese and ducks - a hunter's paradise!

The area is surrounded by the Winema and Fremont National Forest as you can see this in maps. The OC & E Woods Line State Trail is an old 100-mile trail open to all non-motorized recreation including bicyclists, pedestrians and equestrians. The area is known as Oregon's Outback, and provides the self-reliant recreationist the opportunity to discover nature in a rustic environment. I obtained the following information on the US Forest Service website: "The Fremont-Winema National Forests offer 2.3 million acres to explore! The heavily timbered western portion of the forests is bordered by the crest of the Cascade Mountain Range and Crater Lake National Park, and stretches east into the Klamath River Basin, an area known for its year-round sunshine. Near the floor of the Basin, the forest opens to vast marshes and meadows associated with Upper Klamath Lake and the Williamson River."
