PROPERTY INFORMATION
 

3.252 acres heavily treed land for sale at Lake of the Ozarks in a beautiful forested subdivision an hour W of Osage Beach and Camdenton, and two hours SE of Kansas City in Edwards, Missouri. There are two boat ramps within 5 or 10 minutes for the exclusive use of the land owners and its a beautiful area with deer and turkeys running around!

All of the pictures below were taken of the actual property and surrounding views in August 2008. It sits at the very end of a private cul de sc in the middle of the forest. It is so thick with trees that it is hard to see the trees thru the forest! The trees are thick filling themselves out to make it a beautiful deciduous forest! There is quite a big of underbrush on the property.

The property slopes down off the road to the west and there are some flatter parts to it as well. It looks like its more sloped to the east then levels off to a low spot between the rolling hills to the west. There is power running just to the N along Bush Drive. You will need to contact the local power company to verify this and the cost to bring the power the rest of the way to the property.

This lot was very easy to find and the roads are all marked. This lot sits just two lots south of Bush Drive, one of the main roads, at the end of a very private culdesac, Fran Place. There was a cute sign as we entered Bush Drive and the roads were marked and easy to find. The cul-de-sac is a hardpacked bladed road that gets mowed by the land owners association. Bush Drive is a more developed road although there was some grass growing through from lack of use.

There is a community area where you are allowed to camp for free up to three weeks at a time in your RV if you are a property owner. There is also three boat launches within the subdivision for the use of the property owners! We have supplied a lot more information about this place and if you plan on visiting please read further information in the "additional photos" section. This is a private subdivision that covers over 12,000 acres and has many roads that are a maze! We will need to call you in a gate pass ahead of time.

I had such a fabulous time when I explored this subdivision. Rolling summertime thunderstorms, people arrow fishing, turkeys, deer, turtles - what a beautiful area to explore! And there is access to the lake! Many people plan on retiring here some day and just enjoy it as a weekend or vacation getaway with their RVs for now. Enjoy! Char the Explorer : )

Benton County And Forbes Lake of the Ozarks Subdivision Photos

Forbes Lake of the Ozarks is a beautiful 12,800 acres located in Benton and Camden Counties in Missouri. Consisting of over five miles of shoreline wrapped around the Lake of the Ozarks, it also has three interior lakes that average over 20 acres each, three private boat launches for property owners, a picnic area and an RV park for the sole use of the property owners. There is an abundance of wildlife there walking around as if they were the only ones there! Turkeys and deer roam about hiding in the trees and walking across the roads with no worries!

The roads are marked and it is easy to navigate your way around this beautiful subdivision. Some of the roads are gated to keep out poachers and dumpers as this is a private subdivision. You are welcome to go view the properties we offer for sale there. You will need to check in with the land owners association first and we can supply you with the combination for the gates so you can easily get around.

It is located in Edwards, Missouri, about an hours drive west of Osage Beach where you will find a 100 store outlet mall and a 30 minute drive northwest to the town of Warsaw. Warsaw has a population of about 2,070 and is the closest Wal-Mart. It is centrally located to many nearby cities: 45 miles east of Osage Beach, 125 miles SE of Kansas City, 223 miles SW of St Louis, and 93 miles North of Springfield. It is heavily forested with streams flowing down to the lake. The varieties of trees is spectacular with oak, walnut, hickory, elm, and sycamore.

The subdivision is zoned for homes or modular homes. Some of the units allow RV use - you can find these units in their covenants which are online at Forbes Land Owner's Association. You are allowed to camp up to three weeks at a time on lots in those units or build a home. We have tried to note in the listings those that allow camping on them. There is also a community use RV park where you can stay at for free for up to three weeks at a time if you are a property owner! The bathhouses and dump site are open during the warmer months but you can still stay there even if they are not open. A few more covenant highlights that we are commonly asked about are: there is a gun range there for the owners but no hunting is allowed in the subdivision, no pigs or chickens, horses are allowed on lots that are a minimum of 4 acres per lot. Please visit the land owners website to read all of the covenants.

Prior to visiting this subdivision you will need to contact us by email or phone so we can hook you up with the proper map to drive around this subdivision as well as a gate pass. This is a private subdivision that covers over 12,000 acres and has many roads that are a maze! The maps in our listing and the maps on the land owners website are not enough for you to find your way around without getting easily lost. We purchased a very large subdivision map through the LOA that we use to drive around this subdivision and you can purchase this map through them as well or we can mail it to you in the snail mail. You must make arrangements to receive this map prior to being able to receive the gate pass. The LOA does not assist our interested buyers in locating the property and please do not ask them to. You must be able to locate this property yourself. We suggest you use MapQuest to locate the LOA's address at 26506 Gardiner Rd. Edwards, MO 65326 so you have maps to the starting point.
