This 6.0 acres is located about 45 minutes SE of the bustling town of Alamosa, high in the Rocky Mountains in Southern Colorado a few minutes from the small town of Manassa. It is just N of the New Mexico State Line and an hours drive to the infamous Taos, known for its skiing and artistic community. Denver is about 3.5 hours NE and Santa Fe is a few hours S.
This is an awesome area in the valley with power just across the road on the south side. We were there in August of 2008 and since then it looks like there is now a neighbor to the north. It looks like the road being used thru this property goes to their home as well as one swignign thru the lot to the east and down thru the green belt. I'm not really sure whats going on and you would need to view it to know if the road thru the property is improved or not.
Blanca Peak is so pretty across the valley to the north. She is part of the Sangre de Cristo Mountians that stretch from the N to the Ne all the way down to the SE. There is pretty details in her treed peaks! This property is about seven miles east of the Colorado River and 1.5 miles NW of Eastdale Reservoir #1 so lots of great fishing very close by!
This subdivision already has a water augmentation plan in place that allows for more water use for a kitchen garden and watering animals. I think property in this subdivision are worth its value and more because of the water augmentation plan! I thought this was such a cool area in the wide open valley with one of the best views of the long range of the Sangre de Cristo Mountains! I could see them from the NE down to the SE with Mt. Blanca, the fourth highest peak in Colorado at 14,345 feet! There are a few other cool hills and mesas sprinkled along the horizon.
To the S in New Mexico is Ute Mountain, a very cool volcanic peak that rises off the valley floor alone! She is an isolated, free-standing former volcano that rises almost 3,000 feet above the valley, reaching an elevation of 10,093 feet the highest point on BLM land in the state of NM! You can see in the BLM map that this peak sits only about six miles to the south and I have included a few photos of her below as well.
There is wildlife conservation land aka BLM Land to the West along the border of Costilla and Alamosa County. BLM stands for Bureau Of Land Management, which is land governed by the state and government and you can find out more by visiting BLM.gov.
There are tons of extracurricular activities in this area! These include the nearby Great San Dunes, hiking, biking, and skiing to the south in Taos and Red River. Blanca Peak, which sits to the NE of the subdivision is the biggest standout feature in this area and extreme mountaineers in a quest to climb the highest peaks in Colorado come here to climb her!
There is lots of farming and irrigation in Costilla County. There are also lots of wild animals, which include wild horses. We have had the incredible opportunity to have caught glimpse of herds of wild animals only yards away a few times now! The area is extremely green in the spring into early summer months here - yes, even in the high desert! They do get a decent amount of snow up in the mountain ranges in the winter months, but they do get very good heat temperatures as well in the summer.
This area is still very undeveloped which makes privacy a huge plus. When people ask me for a place to build a solar home or off grid place I often speak of this valley. I see many off grid homes out here and alternative looking structures. And this comes with power across the street and some extra water use!
I gave this property one of my 5 Star ratings for a nicely kept up road and power right across the road. If you have been looking for a place to hang out with your own horses be sure and check this out. I think its a FABULOUS price on acresage with POWER CLOSE! Enjoy! Char the Explorer : )

San Luis Estates South subdivision is located high in the Rocky Mountains in the San Luis Valley in southern Colorado. It is just a few miles north of the New Mexico State line and Taos and Santa Fe are within a few hours away. The county seat of San Luis is about 15 miles to the northeast as the crow flies. San Luis is a small cute town with a few resturants, the county courthouse, library and a school. The bustling town of Alamosa, which has a population of about 15,417 is around a 45 minute drive to the NW where there is a Wal-Mart, hotels, restaurants, and an airport with flights into Denver. Denver is about 3.5 hours northeast.
The Sangre de Cristo Mountains run from the northeast to the southeast with Mt. Blanca, the fourth highest peak in Colorado at 14,345 feet. There are very pretty views of her from this subdivision. We have found that majority of the roads in this county are finely graveled and wide, limited washboard from rain, and most of the roads are marked. It is pretty easy to drive around this area with the proper maps and even easier with a GPS! The valley is mostly agricultural with many beautiful farms sprinkled about. There are a few homes in this subdivision but for the most part it remains undeveloped.
