3.113 acres land for sale by Osage Beach and Warsaw in Edwards Missouri. Beautiful property tucked away in the forest had a mom and her two baby deer grazing when we visited! It's a few minutes from the Deer Creek boat ramp into Lake of the Ozarks. Located in central MO this is a private gated community about 1.5 hours N of Springfield and 2 hours SE of Kansas City, MO. It’s a beautiful place to play in the Ozarks!

All of the photos were taken just three lots north along Moon Place and Rockefeller Lane in June 2007 which is the closest I've been to this lot. I also took a few photos along Ronson Lane where the creek crosses the road and we spotted the pretty butterflies! There was a mother and her two baby deer along Rockefeller Lane when we pulled into the area - wow were they so darn cute grazing beside the yellow wildflowers! What a beautiful place hidden in the woods to watch the animals roam!

Rockefeller Lane was easy to drive and is bladed and mowed by the land owners association. It sits off Bush Drive which is a graveled road. The area is a big gentle rolling hill and this property slopes to the east a bit up off the road and then falls over the top of the hill to the east. You can see this in the aerial photos.

It's actually hard to see the topography of the lots here as the forest is so thick you cant see thru the trees! The area was covered with many different varieties of big tall trees that had lots of shiny leaves! I sang all day long "Over the river and thru the woods" and my notes say "another thru the woods" property! Ha!

There is power to the north about 1/4 of a mile along Maiden Road as seen in one of the aerial photos. The Deer Creek boat ramp into the lake sits to the NW about 5 miles and the East End boat ramp is about 7 miles NE.

The community RV area sits about 3 miles NW with has a bathhouse with showers, 11 camping slips with hookups, water, picnic tables, grills, 2 playgrounds and a clean out station for RV’s. So you’re close by if you need to use the facilities in your RV!

There are three boat ramps for the private use of the property owners as well as some interior stocked lakes - a fisherman’s paradise with deer, turkeys and turtles.

The property is zoned residential allowing for homes and modular homes. This unit does not allow camping on the property but you have access to the community use area where you can park your RV for free. There are three boat launches into Lake of the Ozarks and the park consists of five miles of shoreline property! It has three interior private lakes that are over 20 acres each that are stocked. Many people plan on retiring here some day and just enjoy it as a weekend or vacation getaway with their RVs for now.

We all have our favorite places to getaway and I found Lake Havasu and I imagine myself going there every year for the rest of my life just to watch the sun rise and sun set over Lone Rock. And that's what it’s like for the property owners at Lake of the Ozarks. It's their own special place to go to the lake once a year or twice a year if they are lucky! A place to dream about someday building a home and hitting your favorite fishing hole every morning and in the mean time you don't have to pay to stay by the lake because you own it!

This is a private gated community and you need to make arrangements with us prior to visiting to receive the required map and make arrangements to get a guest gate pass. We will need a few business days to mail you this map and arrange for the pass. You will need to check in at the land owners office and can only be there during office hours which are limited. So plan your trip ahead of time so you have enough time to view the property, visit the boat ramps, community use area, interior fishing lakes, deer and turkeys. This is a big place to see! Current hours are Monday thru Friday 9 to 3 but be sure and check the current hours when you visit.

The LOA does not assist our interested buyers in locating the property and please do not ask them to. You must be able to locate this property yourself. We suggest you use MapQuest to locate the LOA's address at 26506 Gardiner Rd. Edwards, MO 65326 so you have maps to the starting point.

Property owners have the right to use all of the facilities! They includes 3 boat launches into Lake of the Ozarks, 3 interior stocked fishing lakes over 20 acres each, and an RV community use area that has a bathhouse with showers, 11 camping slips with hookups, water, picnic tables, grills, 2 playgrounds and a clean out station for RV’s. I think $132 a year for all of the amenities and roads being maintained is a heck of a deal! I myself have a similar place in Washington for an RV and it's about $100 a month.

There are restrictive covenants on this subdivision. A few highlights of these covenants includes, homes and modular homes are allowed but not manufactured homes, some units allow RV use up to 3 weeks at a time, there is a gun range here but no hunting on the property, horses are allowed on lots that are a minimum of 4 acres per lot which are rare lots to find, no pigs or chickens allowed. You can read all of the covenants online at the land owner’s website and I included a link to it under CCR's above.

It was originally subdivided back in the 1980's by Malcolm Forbes, previous publisher of Forbes Magazine, and he named many of his streets after famous capitalists. Among the names are Bush Drive, Nancy Reagan Circle, Hefner Place and Rockefeller Lane, names I still recognize today!

And for those nerds like me who like to dig a big deeper into history, this property sits along Rockefeller Lane. The Rockefeller family made one of the world's largest fortunes in the oil business, primarily thru Standard Oil. They are also known for their control of Chase Manhattan Bank, and considered one of the most powerful families in the history of the US. Over the generations they have been a major force in land conservation, creating over 20 national parks and open spaces. In 2005 they were honored for their conservation efforts by the National Audubon Society.

I think this is a great little getaway close to the lake to hang out and spot the deer hidden in the tall trees! Enjoy! Char the Explorer : )

Forbes Lake of the Ozarks is a beautiful 12,800 acres located in Benton and Camden Counties in Missouri. Consisting of over five miles of shoreline wrapped around the Lake of the Ozarks, it also has three interior lakes that average over 20 acres each, three private boat launches for property owners, a picnic area and an RV park for the sole use of the property owners.

It was subdivided back in the 1980's by Malcolm Forbes, previous publisher of Forbes Magazine. I found this information in Peoples Magazine from their 1984 tidbits section: "Residents of Forbes Lake of the Ozarks, a new community near Warsaw, Mo., won't live on such traditionally named streets as Oak or Maple. Developer Malcolm Forbes, who bills his family-owned magazine as the "Capitalist Tool," named many of his streets after famous capitalists. Home buyers can choose such locations as Charlap Lane (named for E. Paul Charlap, chairman of the Savin Corporation), Araskog Drive (for Rand V. Araskog, chairman of ITT) or Straetz Drive (for Robert P. Straetz, chairman of Textron Inc.). Forbes also named streets for his five children and at least one friend: Off the main drag, Forbes Road, is a curving byway called Nancy Reagan Circle."

There is an abundance of wildlife there walking around as if they were the only ones there! Turkeys and deer roam about hiding in the trees and walking across the roads with no worries!

The roads are marked and it is easy to navigate your way around this beautiful subdivision. Some of the roads are gated to keep out poachers and dumpers as this is a private subdivision.

It is located in Edwards, Missouri, about an hours drive west of Osage Beach where you will find a 100 store outlet mall and a 30 minute drive northwest to the town of Warsaw. Warsaw has a population of about 2,070 and is the closest Wal-Mart.

It is heavily forested with streams flowing down to the lake. The varieties of trees is spectacular with oak, walnut, hickory, elm, and sycamore. The subdivision is zoned for homes or modular homes. Some of the units allow RV use - you can find these units in their covenants which are online at Forbes Land Owner's Association. You are allowed to camp up to three weeks at a time on lots in those units or build a home. We have tried to note in the listings those that allow camping on them.

There is a community use RV park where you can stay at for free for up to three weeks at a time if you are a property owner! The bathhouses and dump site are open during the warmer months but you can still stay there even if they are not open.

A few more covenant highlights that we are commonly asked about are: there is a gun range there for the owners but no hunting is allowed in the subdivision, no pigs or chickens, horses are allowed on lots that are a minimum of 4 acres per lot.
