This one acre lot is located in the northern part of the subdivision. I think the northern part is the prettiest because it offers great views of the treed hills to the north! It is a very nice lot just north of the interstate as seen in the parcel map link above. There is power and a few homes in the distance about 1/2 to 3/4 of a mile away. There is a beautiful farm to the northeast and a flat cabin to the west - cute! What a great view of the treed hills from the north to the northeast! From the northwest to the southwest is a great long view of the Sandia Mountains with great detail in the mountains to the northeast! There were beautiful fall colors in the shrubs and grass.

You can see the exit off of the interstate a couple of blocks down the road where the hotel/bar is located in the distance.  This is one of the last lots we have available in the popular north part of the subdivision. There is a dirt road leading along the north and an excellent graded road at the end of the block to the west as seen in the photos below and parcel map link above. So you wouldn't need to improve the road too far for very easy access! Subdivision and Area Information:

The Estancia Ranchettes is a very easy subdivision to locate just east of the town of Moriarty off of Interstate 40. It is a large subdivision with a few residents sprinkled about but for the most part remains undeveloped. There are stunning sunsets over the Sandia Mountains to the west! Sandia is spanish for watermelon. The subdivision is gentle rolling hills with scattered sagebrush, native plants and grasses. There are cows roaming about.

Located only a half hour east of Albuquerque, this area continues to grow. In May of 2007 the owner of the Downs at Albuquerque New Mexico asked the state racing commission to move the track to a new site in Moriarty at the NE4 of the junction of I40 and SR41. The proposal to build a new facility includes a hotel, racetrack, casino and entertainment venue. If you have been looking to invest in land in a growing area I encourage you to research this area and read about the growth in the greater Albuquerque area! You will be hard pressed to find a better price on an acre of land so close to the growth!!!

I have had a few requests recently inquiring about the recent growth in this area so here are a few updates that I found.

03-14-08 Update on Downs at Albuquerque: State Sen. Pete Campos hand-delivered a letter to the Governor last week expressing his "strong support" for the move by the Albuquerque Downs to Moriarty. This is a proposed move to a 500 acre spot north of I40 and East of NM41 in Moriarty. The Downs is currently at the state fair grounds in Albuquerque.

03-14-08 Update on Edgewood Wal-Mart: The new Wal-Mart in Edgewood opened Friday March 7th 2008! The store, 30 miles east of Albuquerque and about ten miles northwest of Moriarty, is a 212,000 square foot store.

The new Wal-Mart Supercenter in Edgewood expected to open in January 2008! Edgewood is about 16 miles west of the entrance to this subdivision! These two pictures below were taken in September 2007.

  

I go a kick out of the billboard at Edgewood Middle School - I wonder how much they make in tips - 25 cents?!?

  

The road work along the interstate to Albuquerque was completed now but still lots of work in Edgewood!

  

We stopped in Albuquerque for the New Mexico State Fair in September 2008, where the Downs is currently at.

Contract Price is $4,700.00 with 8% interest and approximately 57 monthly payments of $100.00 due by the 10th of each month. Once the contract is paid off we will prepare all necessary documents and we will pay the costs to transfer ownership. It's all part of your $150.00 doc prep fee!
