Looking west towards the Florida Mountains! We merged a few photos together to show just how long the view of the range is from this part of the valley! I love her jagged peaks!

This property is located about 18 miles southeast of the town of Deming as the crow flies, fifteen miles south of Interstate 10 and seven miles east of the Florida Mountains as seen in the section map link above. Each small square on this map represents one square mile. All of the photos were taken about seven miles to the north of this property in unit 127 in June of 2006. We have noted on the section map where this unit is located as well as where the pictures were taken. I believe there is power running along the west side of unit 119 so it looks like there is power running approximately two miles northwest of this property.
It is about a thirty minute drive to town with neighbors sprinkled along the way. It is a pretty area in the flat valley. There is scattered brush and mesquite trees. There are gorgeous views of the Florida Mountains to the west and her jagged peaks are pretty! It is an awesome long view from this part of the valley! I think the east side of the mountains has the prettiest sunsets and have included a few sunset picture below taken on the east side! There aren't very many people around this part of the county and it is off the beaten path - very private! The road in the picture is typical of the roads that are in the subdivision. Gorgeous sunsets over the Florida Mountains!

Additional County Information: Luna County adopted new ordinances in December of 2006. One acre lots are buildable however if it is under two acres an advanced liquid waste system needs to be installed. Two acres only requires a conventional liquid waste system. There is a sunset clause that allows 1/2 acres to be developed until 2008. There is a variance process to deal with 1/2 acre lots after that time. Click here for a copy of this ordinance .
Additional State Information: New Mexico's new liquid waste regulations went into effect in September of 2005. These regulations will provide the highest quality to the environment and was greatly needed with the drought situations over the years. Smile4u Inc greatly encourages you to research the new regulations to understand what you will be allowed to do with your property. We have not researched the ground to depth water in any of the areas we sell land in. If the property does not meet the new standards for conventional septic systems, other ideas to research are: installing complete retention systems such as holding tanks, waiting till public utilities are provided in the street, or to purchase an adjoining property. The new regulations for undeveloped lots platted before 02-01-1990 require at least 3/4 of an acre for a conventional septic system and 3/4 of an acre in areas with depth to ground water 100 feet or less. There are sunset provisions that allow a 3-5 year period for you to install using the old guidelines. After the sunset period is over you will need to comply with the new regulations. We actually came across a subdivision in Kansas a few years ago that had several hundred properties that all were required to use holding tanks so don't be afraid to think outside the box!
