We merged a few photos together showing the view to the south. You can see the power poles that run four blocks to the south along Southern Boulevard:

Rio Rancho is a suburb of Albuquerque about 15 miles to the northwest as the crow flies. It is the fastest growing city in New Mexico. This property sits on the west side of that city in one of the yet undeveloped units for the most part. This 1/2 acre lot is located south of Sandia Boulevard and north of Southern Blvd as seen in the map links above. These are two of the major roads in the subdivision. The section map link above shows the city limits in a thick black line and this property sits two units to the west of the current city limits! It also shows where the pockets of growth are as it grows from the east to the west and where Intel is located. As you can see the undeveloped units sit a few miles away from the current growth! All of the photos below were taken in October 2007 one block to the northwest when we viewed property in block six. We have shown this in the parcel map link above and this should be a good representation of the area

This area was fairly flat with a gentle slope/roll to the land. There were native plants and wildflowers blooming - a very pretty time of the year in Rio Rancho when we visited! From the northeast to the east is a beautiful long view of the Sandia Mountains! It was a stormy day with lots of clouds pushing through making for a fun day in the desert! There is power to the south along Southern Boulevard which is only four blocks to the south as seen in the map links above! You would need to contact the local power company to find out the cost of bringing it to the property.

We own all of the properties free and clear and all of them have title insurance available - these were not purchased through a tax sale!!! If you are new to investing in Rio Rancho I really encourage you to take a moment and click on our county web page that we have a link to towards the bottom of the page. You will find quite a bit of information and pictures about the growth of Rio Rancho. I have really seen this place take off since I started exploring land here about six years ago - incredible growth. From 2000 to 2007 Sandoval County saw a 30% growth rate. And I still see the infrasructure growth and new subdivisions being built even in this slower economy. The new city center is now open and you can see where that is on the map as well. There couldn't be a better time to invest in real estate and I have priced these lots a few thousand below what I was selling them for a few years ago!

Be sure and click on the Sandoval County link at the bottom of the listing for several pictures as well as updated information about the growth in this area. Find out about the new proposed city just to the west of Rio Rancho called Rio West as well as views of the new city center! Enjoy! Char the Explorer : )

Gorgeous views of the Sandia Mountains to the east! There was a big storm pushing through that day but you could still make out her peaks!

SUBDIVISION INFORMATION:

Update May 2009: It was a beautiful time of year to visit Rio Rancho with lots of pretty spring flowers and warm sunny weather as we explored a few different units and poked our nose around to see if things are still growing there. We noticed quite a bit of growth happening still with new subdivisions, houses, streets, and businesses being built! The Rio Grande was pretty full and the Bosque along it was a plush green. As we drove around it was easy to see that this place is still moving along even during the economic downturn!

There continues to be a lot of construction around the Santa Ana Star Arena and new City Center. I got my first glimpse at V. Sue Cleveland High School, the 2nd high school in Rio Rancho which is set to open in fall of 2009 - home of the Storms! Other projects being built at the City Center area include Hewlett-Packard Customer Service Center (scheduled to open late 2009), University of New Mexico West campus (scheduled to open spring 2010), a community college, and the University of NM Sandoval Regional Medical Center (scheduled to open 2011). This facility is expected to have 75 private rooms with the capacity to expand to 120 beds and more than 400 workers are expected in the first year. Services will include emergency services, urgent care, surgical services and more!

The Albuquerque Journal named some of the projects the federal stimulus program will fund and on that list was money for the Paseo del Volcan Road project. The city has learned that it will receive $14 MILLION and will solicit bids for the construction of the extension of Pasel del Volcan from Iris Road to US 550. This will create new access to the city center. I was pleasantly surprised to see just how much this place continues to grow!

The Rio Grande was full and it was a beautiful rich green along the Bosque!

Lots of new construction by the new Arena and City Center!

More new construction and a new commercial building at Unser and McMahon Blvd!

Josh getting his first glimpse at the Santa Ana Star Center- too bad we didn't have a few more hours to catch the game that day!

I got a kick out of the Chili's sign - seems so fitting in the area!

This is an Indian Pueblo just west along I80 on your way to Gallup. I always marvel at the old homes built into the side of the hill - incredible that it is still inhabited today! The drive west to the border of Arizona is a beautiful drive!

Located 15 miles north of Albuquerque and 50 miles southwest of Santa Fe, Rio Rancho sits high atop a mesa offering stunning views of the Sandia Mountains and Rio Grande! Rio Rancho is located in the heart of New Mexico, just north of Albuquerque. Anchored by chip maker Intel with over 5000 employees as well as Victoria Secret and Sprint, this master planned communities pro-business attitude and a high quality of life makes this New Mexico's fourth largest city.

If you drive west out of Albuquerque and then head north up into Rio Rancho you will be amazed at the growth. Five years ago when I first visited this area they were redoing the interstate through the middle of Albuquerque and these were just overhead signs with no exit to anywhere yet. Now...it's homes built the entire way out to these exits west on I40 and then north into Rio Rancho. Take the drive! Go see it for yourself! I believe in Rio Rancho as an investment and encourage you to explore the growth in this area! Char the Explorer : )

ADDITIONAL STATE INFORMATION:

New Mexico's new liquid waste regulations went into effect in September of 2005. These regulations will provide the highest quality to the environment and was greatly needed with the drought situations over the years. Smile4u Inc greatly encourages you to research the new regulations to understand what you will be allowed to do with your property. We have not researched the ground to depth water in any of the areas we sell land in. If the property does not meet the new standards for conventional septic systems, other ideas to research are: installing complete retention systems such as holding tanks, waiting till public utilities are provided in the street, or to purchase an adjoining property. The new regulations for undeveloped lots platted before February 1st, 1990 require at least 3/4 of an acre for a conventional septic system and 3/4 of an acre in areas with depth to ground water 100 feet or less. There are sunset provisions that allow a 3-5 year period for you to install using the old guidelines. After the sunset period is over you will need to comply with the new regulations. If you would like to see a copy of the new regulations that we obtained from the State please Click Here. We also have information we can email you if you would like to research retentions systems. We actually came across a subdivision in Kansas a few years ago that had several hundred properties that all were required to use holding tanks so don't be afraid to think outside the box!
