New homes/subdivisions that sit just a couple of blocks away!
Rio Rancho is a suburb of Albuquerque located about 15 miles to the northwest as the crow flies. It is the fastest growing city in New Mexico and this lot is located in one of the more developed units close to the new City Center! The map links above shows where the property is, some aerial photos of the growth in the area and where the new City Center is. This property is in the city limits only one unit to the west of where the new city center is in Unit 21. We had a chance to view the property in May 2009 and there were several new homes being built nearby as seen in the photos! These lots are for someone looking to do some investing in Rio Rancho on property that has closeby growth!
All of the photos below were taken in May 2009 of the actual property and the surrounding views, including development of houses very close by! We purchased these lots at a fabulous price and originally listed them with a realtor for $18,900 each and that listing expired. We have drastically reduced the price to get them sold and are passing our great buy along to you! If you have been looking for an investment in the growth area of Rio Rancho I suggest you really take some time and do your homework on these!
You can see in the photos as well as the maps that there is growth already in this area - you can see new homes in the next road to the east in the photos and several homes to the south and southwest! You can also see there is a power easement running along the north side of the property for the power poles seen in the photos. However this property sits on the south side of those lines so the power lines WILL NOT obstruct your view of the Sandia Mountains which loom very large from the east to the southeast!
If you are new to investing in Rio Rancho I really encourage you to take a moment and click on our county web page link below where you can find quite a bit of information and pictures about the growth of Rio Rancho. I have really seen this place take off since I started exploring land here about six years ago - incredible growth. And when I drove around the city on this trip I saw all kinds of growth continuing to happen! I still see the infrasructure growth and new subdivisions being built even in this slower economy. The new city center has new buildings being constructed and I included some pictures and information about this growth below.
If you have been looking for real estate to invest some cash in I encourage you to check this out as it sits so close to the current growth! There couldn't be a better time to invest in Rio Rancho! I think this is an excellent price on an investment property! Enjoy! Char the Explorer : )
New homes in the subdivision just to the south!!!!!
This is looking east down the road - you can see the streets are being improved at the end of the street and those are new homes just to the right of it!
Lots of beautiful pretty flowers blooming in the spring sunshine!!
This is a great shot of just how many new homes are sitting to the southeast - rooflines along the entire horizon!

SUBDIVISION INFORMATION:
Update May 2009: It was a beautiful time of year to visit Rio Rancho with lots of pretty spring flowers and warm sunny weather as we explored a few different units and poked our nose around to see if things are still growing there. We noticed quite a bit of growth happening still with new subdivisions, houses, streets, and businesses being built! The Rio Grande was pretty full and the Bosque along it was a plush green. As we drove around it was easy to see that this place is still moving along even during the economic downturn!
There continues to be a lot of construction around the Santa Ana Star Arena and new City Center. I got my first glimpse at V. Sue Cleveland High School, the 2nd high school in Rio Rancho which is set to open in fall of 2009 - home of the Storms! Other projects being built at the City Center area include Hewlett-Packard Customer Service Center (scheduled to open late 2009), University of New Mexico West campus (scheduled to open spring 2010), a community college, and the University of NM Sandoval Regional Medical Center (scheduled to open 2011). This facility is expected to have 75 private rooms with the capacity to expand to 120 beds and more than 400 workers are expected in the first year. Services will include emergency services, urgent care, surgical services and more!
The Albuquerque Journal named some of the projects the federal stimulus program will fund and on that list was money for the Paseo del Volcan Road project. The city has learned that it will receive $14 MILLION and will solicit bids for the construction of the extension of Pasel del Volcan from Iris Road to US 550. This will create new access to the city center. I was pleasantly surprised to see just how much this place continues to grow!
The Rio Grande was full and it was a beautiful rich green along the Bosque!
Lots of new construction by the new Arena and City Center!
More new construction and a new commercial building at Unser and McMahon Blvd!
Josh getting his first glimpse at the Santa Ana Star Center- too bad we didn't have a few more hours to catch the game that day!
My first glimpse at V. Sue Cleveland High School which is the 2nd high school for Rio Rancho set to open the fall of 2009!
The Santa Ana Star Casino - a wonderful place to stay and play in Bernalillo:
Construction by Northern Blvd and Unser:
New growth in unit 22 and me enjoying the warm sunshine and giving my best Vanna White pose!
I dont often get my camera out quick enough to catch the rabbits but this guy put on a show for me!
I got a kick out of the Chili's sign - seems so fitting in the area!
This is an Indian Pueblo just west along I80 on your way to Gallup. I always marvel at the old homes built into the side of the hill - incredible that it is still inhabited today! The drive west to the border of Arizona is a beautiful drive!
Located 15 miles north of Albuquerque and 50 miles southwest of Santa Fe, Rio Rancho sits high atop a mesa offering stunning views of the Sandia Mountains and Rio Grande! Rio Rancho is located in the heart of New Mexico, just north of Albuquerque. Anchored by chip maker Intel with over 5000 employees as well as Victoria Secret and Sprint, this master planned communities pro-business attitude and a high quality of life makes this New Mexico's fourth largest city.
If you drive west out of Albuquerque and then head north up into Rio Rancho you will be amazed at the growth. Five years ago when I first visited this area they were redoing the interstate through the middle of Albuquerque and these were just overhead signs with no exit to anywhere yet. Now...it's homes built the entire way out to these exits west on I40 and then north into Rio Rancho. Take the drive! Go see it for yourself! I believe in Rio Rancho as an investment and encourage you to explore the growth in this area! Char the Explorer : )

ADDITIONAL STATE INFORMATION:
New Mexico's new liquid waste regulations went into effect in September of 2005. These regulations will provide the highest quality to the environment and was greatly needed with the drought situations over the years. Smile4u Inc greatly encourages you to research the new regulations to understand what you will be allowed to do with your property. We have not researched the ground to depth water in any of the areas we sell land in. If the property does not meet the new standards for conventional septic systems, other ideas to research are: installing complete retention systems such as holding tanks, waiting till public utilities are provided in the street, or to purchase an adjoining property. The new regulations for undeveloped lots platted before February 1st, 1990 require at least 3/4 of an acre for a conventional septic system and 3/4 of an acre in areas with depth to ground water 100 feet or less. There are sunset provisions that allow a 3-5 year period for you to install using the old guidelines. After the sunset period is over you will need to comply with the new regulations. If you would like to see a copy of the new regulations that we obtained from the State please Click Here. We also have information we can email you if you would like to research retentions systems. We actually came across a subdivision in Kansas a few years ago that had several hundred properties that all were required to use holding tanks so don't be afraid to think outside the box!
