Gorgeous views of the Sandia Mountains to the east!

Rio Rancho is a suburb of Albuquerque about 15 miles to the northwest as the crow flies. It is the fastest growing city in New Mexico. This property sits on the west side of that city in one of the yet undeveloped units for the most part as seen in the section map link above. It was a pretty time of year when we visited in June of 2006 and pretty wildflowers were scattered about. My notes say "Great Panoramic View of the Mountains and Cool Cactus"!

This one acre lot is an oversized lot located between Northern Boulevard and Sandia Sandia Boulevard, which are both major roads in the subdivision as seen in that map as well so you can take either one west out to this unit. It sits almost to the very west of the subdivision near 60th street. There are transmission and power lines that run north to south just west of 60th Street. You would need to talk to the power company to know exactly where the closest power is.

The section map link above shows the city limits in a thick black line and this property sits two units to the west of the current city limits! It also shows where the pockets of growth are as it grows from the east to the west and where Intel is located. As you can see the undeveloped units sit a few miles away from the current growth! All of the photos were taken in November 2006 of this actual property and it's surrounding views.

Mark and I personally own this lot. We really believe in Rio Rancho as an investment and if you are looking for more lots to invest in please contact me to discuss our inventory. We own all of the properties free and clear and all of them have title insurance available - these were not purchased through a tax sale!!! If you are new to investing in Rio Rancho I really encourage you to take a moment and click on our county web page that we have a link to towards the bottom of the page. You will find quite a bit of information and pictures about the growth of Rio Rancho.

I have really seen this place take off since I started exploring land here about six years ago - incredible growth. And I still see the infrasructure growth and new subdivisions being built even in this slower economy. The new city center was recently opened and you can see where that is on the map as well. We are offering these at a fabulous price as I would like to get my personal inventory sold! There couldn't be a better time to invest in real estate and I have priced these lots a few thousand below what I was selling them for a few years ago!!

Be sure and click on the Sandoval County link at the bottom of the listing for several pictures as well as updated information about the growth in this area. Find out about the new proposed city just to the west of Rio Rancho called Rio West as well as views of the new city center! Enjoy! Char the Explorer : )

SUBDIVISION INFORMATION:

Located 15 miles north of Albuquerque and 50 miles southwest of Santa Fe, Rio Rancho sits high atop a mesa offering stunning views of the Sandia Mountains and Rio Grande! Rio Rancho is located in the heart of New Mexico, just north of Albuquerque. Anchored by chip maker Intel with over 5000 employees as well as Victoria Secret and Sprint, this master planned communities pro-business attitude and a high quality of life makes this New Mexico's fourth largest city.

If you drive west out of Albuquerque and then head north up into Rio Rancho you will be amazed at the growth. Five years ago when I first visited this area they were redoing the interstate through the middle of Albuquerque and these were just overhead signs with no exit to anywhere yet. Now...it's homes built the entire way out to these exits west on I40 and then north into Rio Rancho. Take the drive! Go see it for yourself! I believe in Rio Rancho as an investment and encourage you to explore the growth in this area! Char the Explorer : )

Albuquerque was named in May 2005 as the 5th best place in the USA for Business and Careers by Forbes Magazine

Albuquerque was also named in June 2006 as the 3rd out of 50 Smart Places to Live in the USA by Kiplinger's Personal Finance Magazine.

These next pictures are of our journey through the Sante Fe National Forest just north of Rio Rancho! Who would think this was the desert!?!

ADDITIONAL STATE INFORMATION:

New Mexico's new liquid waste regulations went into effect in September of 2005. These regulations will provide the highest quality to the environment and was greatly needed with the drought situations over the years. Smile4u Inc greatly encourages you to research the new regulations to understand what you will be allowed to do with your property. We have not researched the ground to depth water in any of the areas we sell land in. If the property does not meet the new standards for conventional septic systems, other ideas to research are: installing complete retention systems such as holding tanks, waiting till public utilities are provided in the street, or to purchase an adjoining property. The new regulations for undeveloped lots platted before February 1st, 1990 require at least 3/4 of an acre for a conventional septic system and 3/4 of an acre in areas with depth to ground water 100 feet or less. There are sunset provisions that allow a 3-5 year period for you to install using the old guidelines. After the sunset period is over you will need to comply with the new regulations. If you would like to see a copy of the new regulations that we obtained from the State please Click Here. We also have information we can email you if you would like to research retentions systems. We actually came across a subdivision in Kansas a few years ago that had several hundred properties that all were required to use holding tanks so don't be afraid to think outside the box!
