Rio Rancho is a suburb of Albuquerque about 15 miles to the northwest as the crow flies. It is the fastest growing city in New Mexico and this lot is located in one of the units close to new housing developments and the new City Center!! My notes say "Awesome location - many new homes to the northeast and east!" If you have been looking for an investment in a growing area be sure and check this out!

The section map link above shows where the property is located as well as the new subdivisions and the new City Center. This property is just out side of the city limits which can also be seen in the section map as a thick black line just to the east of this property. The subdivisions are the areas on this map that have more roads and details just to the northeast and east. I consider this one of the closer undeveloped units to the growth.

All of the photos were taken of the property when we visited it in October 2007. The area is a gentle rolling hill and you can see there is an intermittent stream/aroyo in the area in some of the aerial photo maps above. I believe this property sits more un the upslope from that lowpoint offering a long view of the Sandia Mountains to the east and of the hills that slopes down to the east to the valley below. I thought it was a charming setting and you can easily see the new development in the distance. There are quite a few maps inserted above to help you get an idea how the property is as well as the growth in the area.

SUBDIVISION INFORMATION:

Update May 2009: It was a beautiful time of year to visit Rio Rancho with lots of pretty spring flowers and warm sunny weather as we explored a few different units and poked our nose around to see if things are still growing there. We noticed quite a bit of growth happening still with new subdivisions, houses, streets, and businesses being built! The Rio Grande was pretty full and the Bosque along it was a plush green. As we drove around it was easy to see that this place is still moving along even during the economic downturn!

There continues to be a lot of construction around the Santa Ana Star Arena and new City Center. I got my first glimpse at V. Sue Cleveland High School, the 2nd high school in Rio Rancho which is set to open in fall of 2009 - home of the Storms! Other projects being built at the City Center area include Hewlett-Packard Customer Service Center (scheduled to open late 2009), University of New Mexico West campus (scheduled to open spring 2010), a community college, and the University of NM Sandoval Regional Medical Center (scheduled to open 2011). This facility is expected to have 75 private rooms with the capacity to expand to 120 beds and more than 400 workers are expected in the first year. Services will include emergency services, urgent care, surgical services and more!

The Albuquerque Journal named some of the projects the federal stimulus program will fund and on that list was money for the Paseo del Volcan Road project. The city has learned that it will receive $14 MILLION and will solicit bids for the construction of the extension of Pasel del Volcan from Iris Road to US 550. This will create new access to the city center. I was pleasantly surprised to see just how much this place continues to grow!

The Rio Grande was full and it was a beautiful rich green along the Bosque!

This is an Indian Pueblo just west along I80 on your way to Gallup. I always marvel at the old homes built into the side of the hill - incredible that it is still inhabited today! The drive west to the border of Arizona is a beautiful drive!

New Mexico's new liquid waste regulations went into effect in September of 2005. These regulations will provide the highest quality to the environment and was greatly needed with the drought situations over the years. Smile4u Inc greatly encourages you to research the new regulations to understand what you will be allowed to do with your property. We have not researched the ground to depth water in any of the areas we sell land in. If the property does not meet the new standards for conventional septic systems, other ideas to research are: installing complete retention systems such as holding tanks, waiting till public utilities are provided in the street, or to purchase an adjoining property. The new regulations for undeveloped lots platted before February 1st, 1990 require at least 3/4 of an acre for a conventional septic system and 3/4 of an acre in areas with depth to ground water 100 feet or less. There are sunset provisions that allow a 3-5 year period for you to install using the old guidelines. After the sunset period is over you will need to comply with the new regulations.
