These 8.98 acres are made of up three adjoining lots in central Missouri, about 20 minutes east of Warsaw and less than an hour west of Camdenton and Osage Beach in an area called Edwards, MO. It is a beautiful subivision with deer and turkeys running around and three boat launches into the Lake of the Ozarks for the exclusive use of the land owners! This subdivision was made back in the 70's by Forbes and many of the roads in it are named after famous people. This happens to be on Bush Drive.
The maps indicate there is power at Bush Drive and Solomon Circle which is just across the street from the northwest corner of lot 1693 as seen in the power map link above! These lots were very easy to find and the roads are all marked. The three lots sit along Bush Drive and Fran Place. Lot 1693 is on the corner of Fran Place, a cul-de-sac and Bush Drive. They wind gently down the hill from lot 1693 to lot 1696. 1693 sits the highest at the top of a little mound hill, and the other adjoining lots go gradually downhill along Bush Drive. You can see the slopes of the terrain in the Aerial Maps looking in different directions above and in the pictures below. Almost all the roads in this subdivision, that we have seen, are marked and there are cute entrance signs into the different parts of the subdivision as seen in the photos below. Some are graveled and some are hard backed bladed road that the land owners association now mows so you can easily access them! The cul-de-sac is a hardback road that gets mowed by the land owners association and Bush Drive is a more developed road although there was some grass growing through from lack of use. These roads are very well maintained and it is easy to drive around this subdivision.
All of the pictures below were taken of the actual property in August 2008. As you can see, these areas get extremely green during the spring and summer months, and vegetation fills the forest floors. The trees are mainly tall maples which fill themselves out to make it a beautiful deciduous forest! There are lots of trees and also quite a big of underbrush on the property. My notes say "REALLY PRETTY"! There were lots of pretty wildflowers sprinkled about. This, along with the subdivision still being very rural, makes it a very quiet and private area. It was very 98* the day we were there and quite humid as seen by my red cheeks in the photos below! A hot day indeed to be out looking at land in the sun!
They really take nice care of this subdivision and it is a beautiful place! There is a community area where you are allowed to camp for free up to three weeks at a time in your RV if you are a property owner. There is also three boat launches within the subdivision for the use of the property owners! If you have been looking for a place to build a home in a beautiful treed private subdivision be sure and check this out!
There are restrictive covenants on this subdivision and we have supplied a link to those covenants below on the land owners association website. A few highlights of these covenants includes, homes and modular homes allowed, no manufactured homes, no hunting, camping allowed up to three weeks at a time on certain units, free RV area allowed for all owners in the community area, no pigs or chickens, and horses allowed on lots that are a minimum of 4 acres per lot. Please visit the land owners website which I have included a link to below to read all of the covenants.
Prior to visiting this subdivision you will need to contact us by email or phone so we can hook you up with the proper map to drive around this subdivision as well as a gate pass. This is a private subdivision that covers over 12,000 acres and has many roads that are a maze! The maps in our listing and the maps on the land owners website are not enough for you to find your way around without getting easily lost. We purchased a very large subdivision map through the LOA that we use to drive around this subdivision and you can purchase this map through them as well or we can mail it to you in the snail mail. You must make arrangements to receive this map prior to being able to receive the gate pass. The LOA does not assist our interested buyers in locating the property and please do not ask them to. You must be able to locate this property yourself. We suggest you use MapQuest to locate the LOA's address at 26506 Gardiner Rd. Edwards, MO 65326 so you have maps to the starting point.
I had such a fabulous time when I explored this subdivision. Rolling summertime thunderstorms, people arrow fishing, turkeys, deer, turtles - what a beautiful area to explore! And there is access to the lake! Be sure and click on the Benton county link at the bottom of the page for further information about the area including these pictures as well as information about the land owners association and building information. Enjoy! Char the Explorer : )
The group of pictures below were the first ones taken on the road Bush Drive, which runs along the North and eastern side of the lots. If you look closely at the top of the first picture of the zoomed out sign, you can see power lines which run along DD-16 Lake Rd, just North of these lots:
The next group of photos below are pictures of the beautifully green trees on the lots and there surrounding views:
We merged a few photos together below to show just how huge these trees are along the road - hard to see the forest through the trees!

SUBDIVISION & AREA INFORMATION:

Forbes Lake of the Ozarks is a beautiful 12,800 acres located in Benton and Camden Counties in Missouri. Consisting of over five miles of shoreline wrapped around the Lake of the Ozarks, it also has three interior lakes that average over 20 acres each, three private boat launches for property owners, a picnic area and an RV park for the sole use of the property owners. There is an abundance of wildlife there walking around as if they were the only ones there! Turkeys and deer roam about hiding in the trees and walking across the roads with no worries!
The roads are marked and it is easy to navigate your way around this beautiful subdivision. Some of the roads are gated to keep out poachers and dumpers as this is a private subdivision. You are welcome to go view the properties we offer for sale there. You will need to check in with the land owners association first and we can supply you with the combination for the gates so you can easily get around.
It is located in Edwards, Missouri, about an hours drive southeast to Osage Beach where you will find a 100 store outlet mall and a 30 minute drive northwest to the town of Warsaw. Warsaw has a population of about 2,070 and is the closest Wal-Mart. It is centrally located to many nearby cities: 45 miles east of Osage Beach, 125 miles SE of Kansas City, 223 miles SW of St Louis, and 93 miles North of Springfield. It is heavily forested with streams flowing down to the lake. The varieties of trees is spectacular with oak, walnut, hickory, elm, and sycamore.
The subdivision is zoned for homes or modular homes. There is an RV park where you can stay at for free for up to three weeks at a time if you are a property owner! The RV dump site open during the warmer months. In the wintertime there is no bathhouse or dump site but you can still say for free. Some of the units allow RV use - you can find these units in their covenants which are online at www.forbesloa.org. You are allowed to camp up to three weeks at a time on lots in those units or build a home. We have tried to note in the listings those that allow camping on them.
Late Summer 2008 Update: We had a chance to visit Forbes Lake of the Ozarks once again. What a beautiful time of year - the fall leaves were barely turning color and people were still out enjoying the last of the warm sunshine! We caught many people enjoying the creek and the lake! We stayed the night in Osage Beach and ate at my favorite Italian Restaurant there, Domenico's! Osage Beach has a huge outlet mall and lots of touristy things to do and is about an hour east of the subdivision. Enjoy! Char the Explorer : )
Some of the locals out enjoying the lake by one of the boat ramps!
Char at the Deer Creek boat ramp and several locals out cooling off in Deer Creek! Lots of fun for kids on a hot afternoon!
I set the picture of the momma and her two babies as my desktop!

A few more photos taken on our trips to this beautiful place!
This is what it's all about! While visiting the boat ramp, this young man who was arrow fishing showed off his catch of carp and buffalo. He let me know they were 5 - 6 pounds and they were looking for the 30 pounders! Very cool and great family fun!
I spent two days in this subdivision after getting rained out the first day - but what a great experience! It was a stormy afternoon and we went down to the boat launch to wait in hopes that it would pass over when the rain started coming down in buckets. There were big rolls of thunder, rain falling heavily, light wind in the trees, loud squawking birds, soft singing birds twirping, smell of wet dirt, even more really loud thunder and then the hot sun broke through and the sound of crickets started up again. What a cool thing to experience! It reminded me of the Pirates of the Caribbean ride at Disneyland when the boat meanders down the river listening to the sounds of the south - what an experience to be in a thunder storm here!

There are a few homes in the subdivision but for the most part it remains undeveloped. The homes there are beautiful!
