This 2.913 acres is located about two hours southeast of Kansas City only a few streets away from the Lake of the Ozarks. It is in a private part of a heavily forested subdivision. We have not had a chance to view this property but all of the photos were taken in June 2007 only about seven lots to the southeast and should be an excellent representation of the immediate area and heavily treed property. It was very easy to find with marked streets and great roads which had recently been mowed making for easy access!

The subdivision map shows it is only three lots off of Neuharth which is a graveled road. This map also shows where the power runs just to the southwest in green. You can also see the boat ramp into Lake of the Ozarks a few streets to the north on this map. The aerial photos and parcel map looks like the property is heavily treed and sits on a gentle rolling hill sloping down to an intermittent stream and then back up again. There were beautiful sun beams streaming down to the forest floor lighting it up when we visited and scattered wildflowers blooming - a very pretty setting in the summertime!

There are restrictive covenants on this subdivision and we have supplied a link to those covenants below on the land owners association website. A few highlights of these covenants includes, homes and modular homes allowed, no manufactured homes, no hunting, camping allowed up to three weeks at a time on certain units, free RV area allowed for all owners in the community area, no pigs or chickens, and horses allowed on lots that are a minimum of 4 acres per lot. Prior to visiting this subdivision you will need to contact us by email or phone so we can hook you up with the proper map to drive around this subdivision as well as a gate pass. This is a private subdivision that covers over 12,000 acres and has many roads that are a maze!  The maps in our listing and the maps on the land owners website are not enough for you to find your way around without getting easily lost. We purchased a very large subdivision map through the LOA that we use to drive around this subdivision and you can purchase this map through them as well or we can mail it to you in the snail mail. You must make arrangements to receive this map prior to being able to receive the gate pass. The LOA does not assist our interested buyers in locating the property and please do not ask them to. You must be able to locate this property yourself. We suggest you use MapQuest to locate the LOA's address at 26506 Gardiner Rd. Edwards, MO 65326 so you have maps to the starting point.

SUBDIVISION AREA INFORMATION:


Forbes Lake of the Ozarks is a beautiful 12,800 acres located in Benton and Camden Counties in Missouri. Consisting of over five miles of shoreline wrapped around the Lake of the Ozarks, it also has three interior lakes that average over 20 acres each, three private boat launches for property owners, a picnic area and an RV park for the sole use of the property owners. There is an abundance of wildlife there walking around as if they were the only ones there! Turkeys and deer roam about hiding in the trees and walking across the roads with no worries!

The roads are marked and it is easy to navigate your way around this beautiful subdivision. Some of the roads are gated to keep out poachers and dumpers as this is a private subdivision. You are welcome to go view the properties we offer for sale there. You will need to check in with the land owners association first and we can supply you with the combination for the gates so you can easily get around.

It is located in Edwards, Missouri, about an hours drive southeast to Osage Beach where you will find a 100 store outlet mall and a 30 minute drive northwest to the town of Warsaw. Warsaw has a population of about 2,070 and is the closest Wal-Mart. It is centrally located to many nearby cities: 45 miles east of Osage Beach, 125 miles SE of Kansas City, 223 miles SW of St Louis, and 93 miles North of Springfield. It is heavily forested with streams flowing down to the lake. The varieties of trees is spectacular with oak, walnut, hickory, elm, and sycamore.

The subdivision is zoned for homes or modular homes. There is an RV park where you can stay at for free for up to three weeks at a time if you are a property owner! The RV dump site open during the warmer months. In the wintertime there is no bathhouse or dump site but you can still say for free. Some of the units allow RV use - you can find these units in their covenants which are online at www.forbesloa.org. You are allowed to camp up to three weeks at a time on lots in those units or build a home. We have tried to note in the listings those that allow camping on them.

Late Summer 2008 Update:We had a chance to visit Forbes Lake of the Ozarks once again. What a beautiful time of year - the fall leaves were barely turning color and people were still out enjoying the last of the warm sunshine! We caught many people enjoying the creek and the lake! We stayed the night in Osage Beach and ate at my favorite Italian Restaurant there, Domenico's! Osage Beach has a huge outlet mall and lots of touristy things to do and is about an hour east of the subdivision. Enjoy! Char the Explorer : )

This is what it's all about! While visiting the boat ramp, this young man who was arrow fishing showed off his catch of carp and buffalo. He let me know they were 5 - 6 pounds and they were looking for the 30 pounders! Very cool and great family fun!


 

 

 


I spent two days in this subdivision after getting rained out the first day - but what a great experience! It was a stormy afternoon and we went down to the boat launch to wait in hopes that it would pass over when the rain started coming down in buckets. There were big rolls of thunder, rain falling heavily, light wind in the trees, loud squawking birds, soft singing birds twirping, smell of wet dirt, even more really loud thunder and then the hot sun broke through and the sound of crickets started up again. What a cool thing to experience! It reminded me of the Pirates of the Caribbean ride at Disneyland when the boat meanders down the river listening to the sounds of the south - what an experience to be in a thunder storm here!

There are a few homes in the subdivision but for the most part it remains undeveloped. The homes there are beautiful!
