LAND FOR SALE DIRT CHEAP!

PRICE REDUCED FROM $3175 CASH TO $2500 CASH!

When we pulled up to visit this area we found this deer hiding in the underbrush and trees about four lots to the east! My job does not get any better than this - beautiful!!

This heavily forested property is located in the Ozarks about 2 hours SE of Kansas City near Osage Beach and Springfield, Missouri. Over the river and through the woods.....that song kept playing in my head the day I looked at this area in Forbes Lake of the Ozarks and this piece is one of those reasons why! The trees are so big and beautiful and make a wonderful canopy over the road as it winds it way through the trees!

All of the photos below were taken looking at lot 1273 and its surrounding views when we explored it in June of 2007 which is only three lots to the northeast. We have shown this in the parcel map link above and this should be a good representation of the area. The parcel map also shows a green line representing power lines running along Ken Drive two lots to the northeast so there is power in the area!!! Moira Road is one of the main roads through the subdivision and all of the roads are marked, easy to locate and drive. This is a corner lot on Moira Road and Hennesy Drive so it will be super easy to locate!

The topo map as well as the area photos show that this is gentle rolling hills. The trees are so thick it is hard to shoot into them to show the topography - everything is hidden in the trees!  This is such a pretty piece of land, tucked away in the wood with no one around! The area is covered in trees - lots of big tall trees with medium underbrush and smaller trees as well. There are many different varieties of trees covering the property with their shiny leaves so pretty!  The floor of the woods lit up when the sun hit it - very pretty! We also saw scattered wildflowers. There are some intermittent streams in the area which is where we saw the deer enjoying the beautiful afternoon in the woods when we pulled up!

Prior to visiting this subdivision you will need to contact us by email or phone so we can hook you up with the proper map to drive around this subdivision as well as a gate pass. This is a private subdivision that covers over 12,000 acres and has many roads that are a maze!  The maps in our listing and the maps on the land owners website are not enough for you to find your way around without getting easily lost. We purchased a very large subdivision map through the LOA that we use to drive around this subdivision and you can purchase this map through them as well or we can mail it to you in the snail mail. You must make arrangements to receive this map prior to being able to receive the gate pass. The LOA does not assist our interested buyers in locating the property and please do not ask them to. You must be able to locate this property yourself. We suggest you use MapQuest to locate the LOA's address at 26506 Gardiner Rd. Edwards, MO 65326 so you have maps to the starting point.

There are restrictive covenants on this subdivision and we have supplied a link to those covenants below on the land owners association website. A few highlights of these covenants includes, homes and modular homes allowed, no manufactured homes, no hunting, camping allowed up to three weeks at a time on certain units, free RV area allowed for all owners in the community area, no pigs or chickens, and horses allowed on lots that are a minimum of 4 acres per lot. Please visit the land owners website which I have included a link to below to read all of the covenants.

The property is zoned residential allowing for homes and modular homes. This unit does not allow camping on the property (some do) but there is a community use area that you can park your RV at for free and use the three boat launches into Lake of the Ozarks or just enjoy the quiet forest! Many people plan on retiring here some day and just enjoy it as a weekend or vacation getaway with their RVs for now. This subdivision does not allow hunting but there is gun range for the owners as well. If your passion is fishing and other reactional activities that include water this is your place! I got a smokin' deal on this property and am passing it along to you! I think it is a great investment for the price! Enjoy! Char the Explorer : ).

Pretty vines wrapping around the tall trees!

SUBDIVISION AREA INFORMATION:

Forbes Lake of the Ozarks is a beautiful 12,800 acres located in Benton and Camden Counties in Missouri. Consisting of over five miles of shoreline wrapped around the Lake of the Ozarks, it also has three interior lakes that average over 20 acres each, three private boat launches for property owners, a picnic area and an RV park for the sole use of the property owners. There is an abundance of wildlife there walking around as if they were the only ones there! Turkeys and deer roam about hiding in the trees and walking across the roads with no worries!

The roads are marked and it is easy to navigate your way around this beautiful subdivision. Some of the roads are gated to keep out poachers and dumpers as this is a private subdivision. You are welcome to go view the properties we offer for sale there. You will need to check in with the land owners association first and we can supply you with the combination for the gates so you can easily get around.

It is located in Edwards, Missouri, about an hours drive southeast to Osage Beach where you will find a 100 store outlet mall and a 30 minute drive northwest to the town of Warsaw. Warsaw has a population of about 2,070 and is the closest Wal-Mart. It is centrally located to many nearby cities: 45 miles east of Osage Beach, 125 miles SE of Kansas City, 223 miles SW of St Louis, and 93 miles North of Springfield. It is heavily forested with streams flowing down to the lake. The varieties of trees is spectacular with oak, walnut, hickory, elm, and sycamore.

The subdivision is zoned for homes or modular homes. There is an RV park where you can stay at for free for up to three weeks at a time if you are a property owner! The RV dump site open during the warmer months. In the wintertime there is no bathhouse or dump site but you can still say for free. Some of the units allow RV use - you can find these units in their covenants which are online at www.forbesloa.org. You are allowed to camp up to three weeks at a time on lots in those units or build a home. We have tried to note in the listings those that allow camping on them.

Late Summer 2008 Update:We had a chance to visit Forbes Lake of the Ozarks once again. What a beautiful time of year - the fall leaves were barely turning color and people were still out enjoying the last of the warm sunshine! We caught many people enjoying the creek and the lake! We stayed the night in Osage Beach and ate at my favorite Italian Restaurant there, Domenico's! Osage Beach has a huge outlet mall and lots of touristy things to do and is about an hour east of the subdivision. Enjoy! Char the Explorer : )

Some of the locals out enjoying the lake by one of the boat ramps!

Char at the Deer Creek boat ramp and several locals out cooling off in Deer Creek! Lots of fun for kids on a hot afternoon!

I set the picture of the momma and her two babies as my desktop!

A store near the subdivision of Forbes Lake of the Ozarks and my favorite restaurant in Osage Beach, Domenico's!

A few more photos taken on our trips to this beautiful place!

This is what it's all about! While visiting the boat ramp, this young man who was arrow fishing showed off his catch of carp and buffalo. He let me know they were 5 - 6 pounds and they were looking for the 30 pounders! Very cool and great family fun!

I spent two days in this subdivision after getting rained out the first day - but what a great experience! It was a stormy afternoon and we went down to the boat launch to wait in hopes that it would pass over when the rain started coming down in buckets. There were big rolls of thunder, rain falling heavily, light wind in the trees, loud squawking birds, soft singing birds twirping, smell of wet dirt, even more really loud thunder and then the hot sun broke through and the sound of crickets started up again. What a cool thing to experience! It reminded me of the Pirates of the Caribbean ride at Disneyland when the boat meanders down the river listening to the sounds of the south - what an experience to be in a thunder storm here!

There are a few homes in the subdivision but for the most part it remains undeveloped. The homes there are beautiful!

LAND FOR SALE DIRT CHEAP!

CASH PRICE ONLY $2500!

Dirt cheap prices has always been our game at Smile4u, the ability to bring you a quality piece of land with photos, information and maps at an incredible price! It is what made us successful when we first started selling land back in 2001 and is what makes us still successful in the current economy. Our ability and knowledge of how to buy land for pennies on the dollar continues to keep land rolling in our door! We just dropped our prices on several properties to keep them rolling back out the door as well! What a great opportunity if you're been looking at investing in real estate as you will be hard pressed to find a better price on a quality piece of land!

Since 2001 I have personally spent months out of every year out exploring the thousands of properties we have sold. I have often been within a few blocks of every piece of land we sell if not stepped foot on it personally and because of this we can bring you photos of what the property actually looks like! I figured out very early on that if I wanted to be able to have a good discussion about the lands I was offering for sale I had better go and take a look for myself. And doing so we can still offer lands for sale at dirt cheap prices! How? Now that's a secret I don't tell! Char the Explorer : )

Please conduct your due diligence research and be sure to ask all questions prior to hitting the "Buy Now" button below.

Once you click on the "Buy Now" button we put a Sale Pending notice on the listing and email out further instructions. Within 24 hours we must receive a response to that email that includes your contact information. Payment is due within 5 days unless prior arrangements are made. We will prepare all documents necessary to transfer ownership and even include a check to cover all recording fees and transfer taxes as well. We will also include maps to assist you in locating the property. It's all part of the $150 doc prep fee! Buyer will have 5 days to send payment by cashiers check, money order, Visa/Master/Discover Card or we also accept Paypal.
