Beautiful long views of the Florida Mountains!
This is a 2 acre piece of property located in the southwestern part of New Mexico near the town of Deming, about sixty miles east of the Arizona State line. It is about ten miles southwest of the town of Deming as the crow flies and about two miles east of Hermanas Road as seen in the map links. Hermanas is one of the main roads through this part of the valley. It is a pretty part of the valley with lots of farms and crops and I enjoyed the drive from town to this part of the valley. All of the photos were taken in September 2007 about one mile east of this property. We have shown this in the Section Map link and this should be a good representation of the area.
The power maps indiciate that there is power about 3/4 of a mile to the east in unit 74 and you would need to view the property to know if it runs even closer but at least it is in the area! You would definitely want to check with the power company to verify just how close it is and the cost of bringing it to the property. The State of New Mexico indicates the depth of water at 185 feet in this unit.
The Florida Mountains are from the east to the southeast about ten miles away and there are beautiful views of her jagged peaks from this part of the valley! It is a beautiful long view of this range! There are more mountains to the northwest and southwest. It sits on the valley floor and is fairly flat and there are mesquite trees and vegetation scattered about. It is a very pretty area with mountain views in all directions!
The property sits six blocks south of the main road road and I have found most roads within the subdivisions to be bladed dirt roads. This is a corner lot and it looks like there is roads on both sides in the aerial photos so it should be pretty easy to locate these lots. It sits a little over a mile east of Hermanas which is a main road through this part of the valley.
This is a very agricultural part of the valley and a pretty drive from town! This is the part of the valley that I took the pictures of the pumpkins at. I sure was surprised to see them growing there - very beautiful! A local gal from Deming emailed me once letting me know how much she appreciated seeing my collection of photos from the Deming area. Her family roots were many years in this area and she said it is easy to forget just how pretty it is. STATE, COUNTY, AND SUBDIVISION INFORMATION:
The Sunshine Valley Ranchettes Subdivision is located to the east of the Florida Mountains about 16 miles southwest of the town of Deming as the crow flies. I have had the opportunity to visit this area twice. It is about a 25 minute drive to town with neighbors sprinkled along the way. This part of the desert in southwestern New Mexico offers plenty of sunshine. Located between Tuscon, Arizona and Las Cruces, New Mexico, Luna County has experienced growth over the past few years. Many retirees are choosing this area to enjoy their golden years at an affordable price. Updates May 2009:
Ordinance 37 (Building and Land Use) Lawsuit Challenge is over: I read in the local Deming newspaper that the challenge of Ordinance #37 is now over. The article goes on to state that even though there was no change to the ordinance and that it stands the way it was written, the order clarifies how two half-acre lots that are contiguous maybe be developed with one home on each 1/2 acre if the property owners enter into a binding agreement to share one advanced liquid waste disposal system and one well for the two lots. An individual owning an entire one acre may also develop as long as the proper procedures are followed which includes putting in a particular septic system. Click here for a copy of this ordinance.
$11.4 Stimulus Money Heads To Los Lunas Airport: The Albuquerque Journal named some of the projects the federal stimulus program will fund and on that list was $11.4 million to rebuild the longest runway at Las Cruces International Airport which is about 45 minutes east of Deming, New Mexico!
Sunset Magazine May 2009 named the City Of Rocks State Park as one of their favorite places to pitch a tent in their 50 Best Campgrounds! Located in the Mimbres Valley of the Chihuahuan desert it is about 30 miles northwest of the town of Deming. The park is a geologic monument formed by large sculptured rock columns rising as high as 40 feet and are separated by paths or lanes resembling city streets. Established in 1952, more than 50,000 people visit the park each year. So I am putting on my list of things to see next time I am in Deming! : )
It sure was a beautiful time to visit Deming with all of the green on the Florida Mountains and pretty crops!

Deming is located a hop, skip and jump away from some of the most scenic parts of the southwest. Here are a few day trips I have made myself while visiting this area!
The next group of photos were taken at Chiricahua National Monument in January 2010 which is about a two hours drive to the southwest in Arizona. Beautiful columns of rocks with interesting formations perched on top of them and an abundance of wildlife and birds made for a beautiful afternoon in the wilderness! There was fresh snow up in the mountains and the river was rushing - what a beautiful drive in the desert!
The artist and retirement community of Bisbee is about three hours southwest of Deming. It's streets are filled with quaint shops, antique stores, restaurants, cafes and art galleries - a fun place to spend the day! The most popular tourist activity is the Queen Mine Tour down into the inactive copper mine. The restored Victorian and European - style homes are perched on the hillside - quite the hike to the top of the stairs!
One of the locals in my friends back yard in Tucson, Arizona! Javelina's are found in the southwestern region including Deming and can weigh between 40 to 80 pounds.

Here is an interesting link to one of our customers who bought a beautiful big chunk of land from us on the side of the Florida Mountains. He has kept a pictorial of his solar home that he is building. I had a chance to view it when I stopped by - really interesting and very pretty! Additional State Information: New Mexico's new liquid waste regulations went into effect in September of 2005. These regulations will provide the highest quality to the environment and was greatly needed with the drought situations over the years. Smile4u Inc greatly encourages you to research the new regulations to understand what you will be allowed to do with your property. We have not researched the ground to depth water in any of the areas we sell land in. If the property does not meet the new standards for conventional septic systems, other ideas to research are: installing complete retention systems such as holding tanks, waiting till public utilities are provided in the street, or to purchase an adjoining property. The new regulations for undeveloped lots platted before 02-01-1990 require at least 3/4 of an acre for a conventional septic system and 3/4 of an acre in areas with depth to ground water 100 feet or less. There are sunset provisions that allow a 3-5 year period for you to install using the old guidelines. After the sunset period is over you will need to comply with the new regulations.
