LAND FOR SALE DIRT CHEAP!

PRICE REDUCED FROM $5500 CASH TO $3900 CASH!

We met this very nice gentleman farmer and his adorable son while out exploring land just down the road from these properties. He told me they pressed the alfalfa hay to be shipped overseas. These circular crops can be seen in the aerial photos.

These three 5 acre parcels totaling 15 acres are located in Christmas Valley which sits on the eastern side of the Cascade Mountains in central Oregon. Often referred to as the Oregon Outback this region is a high desert arid climate. Two of the 5 acre parcels adjoin each other and the 3rd parcel is just 5 acres further down the road. All of the photos were taken when we visited just 40 acres and 80 acres away to the east in September 2006 and should be an excellent representation of the land and area. In fact you can probably see this land in the photos as well!

The area was flat to gentle rolling sandy hills. There are some sand dunes in this area and you can see them in the aerial photos as well as the photos and it looks like some of the property has dunes on it. There are bladed sandy/dirt roads leading down the section lines and there was power running through the area as well. You would need to visit the property to know for sure how close the power runs but it looks pretty close! The aerial photos and maps show that there is a road leading along the northern part of the properties. They also show a few homes in the area - there is some type of structure between the first lot from the other two. The area was a mix of homes and some trailers and RV's.

There is quite a bit of tall sagebrush scattered about. To the west are treed mountains and there is a great mountain view to the southwest. The view extends all the way from the southwest to the southeast! The fall colors were beautiful in the brush - very pretty. I think this would be a great spot for someone looking for a getaway that likes to play in the dunes on their quads!

The BLM map shows that this property nears BLM land. It is partially flat on the west side of the property and has hilly sand dunes on the east side. For information on BLM land visit www.blm.gov. You can also click on the BLM Map link above which we have provided. This valley is covered in tall sagebrush and native plants. The fall colors made the yellow brush very pretty! This would be a great spot for someone looking for a home or getaway who likes to play in the sand!

This first set of pictures were taken about 40 acres northeast of this property.

Area Information:

The Christmas Valley area is an interesting area indeed, with a mixture of farmers and people looking for an inexpensive rural area. It is about 100 miles southeast of Bend so a good choice for people looking for a getaway in the high desert on the eastern side of the Cascade Mountains.  It really has a small town beat of its own and about 1000 people call this place home. Originally subdivided back in the 1960's this place never really took off and instead has slowly grown over the years. It is best known by off road ATV enthusiasts for the Christmas Valley Sand Dunes which is over 11,000 acres with dunes up to 60 feet high. People trek here many weekends in the summertime to play in the famous dunes! This is also a popular hunting and fishing area.

Today the town consists of a post office, 9 hole golf course, new health clinic, a couple of restaurants, church, grocery/gas stores, a school, the rodeo grounds, library and airport to name a few. One afternoon we stopped at the clubhouse for lunch and found myself chuckling to myself as the farmers came driving right up in their big tractors!

The area produces some of the best alfalfa in the world and there are quite a few farms in the Christmas Valley area and you sure can see the circular crop irrigation lines when you look at aerial photos of this area! One afternoon while I was out exploring land about seven miles NW of Christmas Valley a friendly farmer and his son stopped by to see what we were doing and if we needed any help. We had a great chat as he told me about growing alfalfa and how they pressed it into little cubes and shipped it overseas - wow this farm girl had never heard of that - when did they invent pressing hay into little cubes!?! And then I asked if I could take their picture as it truly is worth a thousand words - and that little kid was so darn cute! Friendly folks! : )

Some of the businesses in Christmas Valley.

We bought a piece of land with a bit of dunes on it - they had a flag set out in the middle of a course they had set up and I trecked up to the top of a small hill to find my shoes filled with sand!

The clubhouse at the golf course where I have stopped for a bite to eat several times.

A big semi with a huge load of hay rolling through town and hard workers!

Beautiful yellow fall colors in the brush!

Some of the locals out enjoying a tasty lunch!

Fort Rock, a National heritage site, is an enormous near circle desert mirage rising over the flat high desert.  It sits NW of Christmas Valley. Sandals over 9000 years old made out of sagebrush and bark were found at Fort Rock Cave in 1938.

The next set of photos was taken on one of my journeys to this area. We drove north out of Nevada into Lake County through the Sheldon and Hart Mountain National Wildlife Refuges!

Wild burros in the refuge!

This was too darn cute - a family was approaching the fence to cross as we were driving by - we stopped to watch and they cautiously took turns ducking under the fence to cross in front of us - a beautiful family!

Wild horses that crossed the road in front of us and then watched us carefully.

A few photos of Lakeview the county seat, and a great spot to stop for a burger!

These next few photos were taken in neighboring Harney County just to the east by the Steens Mountains. I have seen big horned sheep in this area three times now and the only time I have ever seen them in the wild!

Dirt cheap prices has always been our game at Smile4u, the ability to bring you a quality piece of land with photos, information and maps at an incredible price! It is what made us successful when we first started selling land back in 2001 and is what makes us still successful in the current economy. Our ability and knowledge of how to buy land for pennies on the dollar continues to keep land rolling in our door! We just dropped our prices on several properties to keep them rolling back out the door as well! What a great opportunity if you're been looking at investing in real estate as you will be hard pressed to find a better price on a quality piece of land!

Since 2001 I have personally spent months out of every year out exploring the thousands of properties we have sold. I have often been within a few blocks of every piece of land we sell if not stepped foot on it personally and because of this we can bring you photos of what the property actually looks like! I figured out very early on that if I wanted to be able to have a good discussion about the lands I was offering for sale I had better go and take a look for myself. And doing so we can still offer lands for sale at dirt cheap prices! How? Now that's a secret I don't tell! Char the Explorer : )
