LAND FOR SALE DIRT CHEAP!

PRICE REDUCED TO $4000 CASH!

Beautiful views over the Sprague River Valley to the south - stunning! The trees in the hills below make a picturesque setting!

This 2.39 acres is located about an 45 minutes northeast of Klamath Falls in Southern Central Oregon and a few minutes northwest of the little town of Sprague River. Klamath County is located in the eastern foothills of the Cascade Mountains, bordering northern California. Klamath Falls, the fourth largest county in Oregon, is the county seat as well as the largest nearby town. This subdivision is a favorite for many seeking a rural setting off the beaten path and is a beautiful place for those that want to live in the countryside! It is a gorgeous area on the pacific flyway and a fisherman's and hunter's paradise! I love this drive to town and have seen flock after flock of birds, kids out hunting and even a few pelicans along the river. I had no idea that pelicans lived in Klamath Falls!

All of the photos were taken in August 2009. There was a burn that went through here a few years back and although parts of it have been cleaned this property is in need of someone willing to do some hard work to clean it up. There were plenty of big timbers left standing and it still is a beautiful view over the Sprague River Valley to the south and the Winema National Forest to the north. As you can see in the BLM map link the national forest sits just 1/4 of a mile to the north! We took the photos two lots to the north at the corner of Prong Horn Lane and Plateau Drive and also one lot to the east on Pintail Drive around lots 5 & 8 as seen in the parcel map. Plateau Drive is in but there were limbs covering it and we didn't have the time to pick our way through and have included photos of this road below. Both Prong Horn and Pintail are excellent graded roads as seen in the photos also. Across the street at Prong Horn and Plateau there is a neighbor who had a cute donkey so it is pretty easy to locate this place. You definitely want to come in from the north as the road to the neighbor is in great shape. It looks like there is a maroon car on lot 7 and you would need to find the corners to verify that it is not on lot 6. I zoomed in with my camera so you can see this.

There is a beautiful view over the Sprague River Valley from the southwest to the northwest as it rolls up to the mountains and then the view gets closer of the treed mountains from the northwest to the north! To the southwest is a cool rock and the front side of it looks like a face. It is a great view of this rock although you can't see the face from this area. There are farms sprinkled across the valley with their green crops. The area is a gentle rolling hill that goes for a ways before dropping to the hills below. The property is on the gentle slope on the flatter part. I thought it was a very pretty view of the valley just over the forest between the hill and the valley! There were wildflowers and sagebrush scattered about.

You can see in the map links that the Winema National Forest is only about 1/4 of a mile to the north! I obtained the following information on the US Forest Service website: "The Fremont-Winema National Forests offer 2.3 million acres to explore! The heavily timbered western portion of the forests is bordered by the crest of the Cascade Mountain Range and Crater Lake National Park, and stretches east into the Klamath River Basin, an area known for its year-round sunshine. Near the floor of the Basin, the forest opens to vast marshes and meadows associated with Upper Klamath Lake and the Williamson River. To the north and east extensive stands of ponderosa and lodgepole pine grow on deep pumice and ash that blanketed the area during the eruption of Mt. Mazama (now Crater Lake) nearly 7,000 years ago. The eastern portion of the Forests offers expansive views, dramatic cliffs, and solitude. The area is known as Oregon's Outback, and provides the self-reliant recreationist the opportunity to discover nature in a rustic environment."

The population of Sgrague River is about 365 and has a store with basic necessities and there is also a post office. You would do your major shopping about 45 minutes away in Klamath Falls where you will find Wal-Mart and the county court house. I often get asked for property in this area by people that don't want a lot of restrictions and I mention this as a good option. The zoning allows for a home or manufactured home or you can stay in an RV for a few weeks at a time while you enjoy the beauty this area offers! Plenty of privacy! Enjoy, Char the Explorer!

The first picture below shows the overgrown road and I zoomed in on the second picture a bit to show some of the debris in the road that will need to be cleared. It looks like there are a few big tall pine trees still standing.

SUBDIVISION AND AREA INFORMATION:

Klamath Forest Estatse Subdivision is located in the eastern foothills of the Cascade Mountains near the small town of Sprague River in south central Oregon. It is about 50 miles north of the California State line and an hours drive northeast of Klamath Falls. Highway 93 and Crater Lake sit to the west. It is a very rural part of the county and although it remains largely undeveloped there is a large group of people that call this subdivision home. I think it is a beautiful subdivision with its big huge tall pine trees and wild birds flying around! There is a cute community store in the area and the small town of Sprague River just down the road offers another store, resturant and post office. The population of Sgrague River is about 365.

Klamath County sits on the pacific flyway and as you can see in some of the photos below this is a beautiful place to watch the birds. Millions of migrating birds rest and refuel in the county's six wildlife refuges. The largest concentration of bald eagles in the lower 48 states winters here. The first time I visited Elko I noticed that several businesses had pelicans as decorations. I thought that was sorta funny - they must be longing for Florida. Well one day we were driving along Lost River east of Klamath Falls and sure enough there were pelicans! : ) I researched and found out they are the American White Pelicans which migrate at far south as northeastern California. Hmmm who wudda thunk!

Spring 2009 Update: We spent some time looking at a few pieces of land near Klamath Falls and out by Sprague River. It has been a very cold spring making it difficult to get over the mountain passes and out to explore land and we caught snow coming over the pass into Klamath Falls and more scattered fluries again the next day while out exploring land. The locals were telling me how sunny and beautiful it had been the week before and I could see the spring flowers and trees starting to bloom! As always there were lots of animals to make for a fun day!

The National Geographic Adventure magazine named Klamath Falls as one of the "50 Next Great Adventure Towns West" referring to it as a "hot bargain" in September 2008. I see the town I live beside, Bellingham, WA is also on this list!

$4 MILLION in federal stimulus money has been granted to the US Bureau of Reclamation to contract the work to study the feasibility of removing four dams on the Klamath River to help struggling salmon runs.

We caught snow coming over Willamette Pass by the ski slopes!

The Klamath County Courthouse with beautiful springtime flowers on the trees!

This is the cute store out by Sprague River - Nutter's Market. These nice folks mentioned they were looking for a buyer - they have been in business for 25 years and offer feed, propane gas, and groceries to people in this community!

Just a few of my favorite bird photos from Klamath County. To see tons more photos of beautiful birds and other animals in this gorgeous county be sure and click on the Klamath County Link below. It will take you to my own webpage I have made of this area! : )

My job doesn't get any better than this - two younger bald eagles sitting along the telephone poles near Sprague River! September 2005

LAND FOR SALE DIRT CHEAP!

CASH PRICE ONLY $4000!

Dirt cheap prices has always been our game at Smile4u, the ability to bring you a quality piece of land with photos, information and maps at an incredible price! It is what made us successful when we first started selling land back in 2001 and is what makes us still successful in the current economy. Our ability and knowledge of how to buy land for pennies on the dollar continues to keep land rolling in our door! We just dropped our prices on several properties to keep them rolling back out the door as well! What a great opportunity if you're been looking at investing in real estate as you will be hard pressed to find a better price on a quality piece of land!

Since 2001 I have personally spent months out of every year out exploring the thousands of properties we have sold. I have often been within a few blocks of every piece of land we sell if not stepped foot on it personally and because of this we can bring you photos of what the property actually looks like! I figured out very early on that if I wanted to be able to have a good discussion about the lands I was offering for sale I had better go and take a look for myself. And doing so we can still offer lands for sale at dirt cheap prices! How? Now that's a secret I don't tell! Char the Explorer : )
