The Florida Mountains to the southeast - a stunning view they are so close by! Rock Hound State Park sits at the bottom of these mountains about four miles to the southeast as the crow flies!
This 1 acre is located in the southwestern part of New Mexico near the town of Deming, about sixty miles east of the Arizona State line. It is onlyb about three miles southeast of the town of Deming and twentyfive miles north of the border of Mexico. Deming is located about 30 miles west of Las Cruces and about halfway between Tucson and El Paso, Texas along Interstate 10. Deming is a small town of about 14,647 and Luna County has a population of about 26,129. Many retirees are drawn to this area because of the affordability of land and the dry arid climate with low humidity.
All of the photos were taken viewing some nearby properties to this in June 2006 and you can actually see this property in some of the photos as well. One set was taken just two blocks to the south and the other set was taken in the next block up to the northeast and you can actually see this property in the photos as well. The aerial photos show there is a home about two lots to the north in the next block and I have identified this photo in the photos as well as some other homes seen to the west in the next block. So you can see there is power very close by! We took some of the photos at the corner of Solano and Ventura Roads and these were graveled roads in excellent shape! I imagine the road along the north of the property is a bladed dirt road like the one two blocks to the south. So these should be easy to locate and only a short ways of dirt road to the property.
The beautiful Florida Mountains and her jagged peaks are only about five miles away to the southeast as the crow flies! Her view is stunning and up close! : ) There are pretty views of the green valley below the mountain. The terrain is fairly flat, dry with scattered vegetation. The State of New Mexico indicates the average well depth is 95 feet.This would be a great place for someone seeking privacy while enjoying the dry heat of the desert!

STATE, COUNTY, AND SUBDIVISION INFORMATION:
The Sunshine Valley Ranchettes Subdivision is located to the east of the Florida Mountains about 16 miles southwest of the town of Deming as the crow flies. I have had the opportunity to visit this area twice. It is about a 25 minute drive to town with neighbors sprinkled along the way. For the most part they remain undeveloped. I did drive down many of the roads in the different units and it appears that the roads were bladed when it was subdivided. The roads were in decent shape considering they were bladed quite some time ago. I found quite a few cattle grazing around the area. The view of the Florida Mountains is beautiful and they are very close! This would be a great place for someone seeking privacy while enjoying the dry heat of the desert! If you are looking to build a home you would need to use alternative sources of power as there is no electricity in this area. It would be a great area to pull in your RV and enjoy the peaceful setting.

Gorgeous sunsets over the Florida Mountains!
Here is an interesting link to one of our customers who bought a beautiful big chunk of land from us on the side of the Florida Mountains. He has kept a pictorial of his solar home that he is building. I had a chance to view it when I stopped by - really interesting and very pretty! There is a big stone in the middle of the home that they built around that is used for heating and cooling! ADDITIONAL COUNTY INFORMATION:
Luna County adopted new ordinances in December of 2006. One acre lots are buildable however if it is under two acres an advanced liquid waste system needs to be installed. Two acres only requires a conventional liquid waste system. There is a sunset clause that allows 1/2 acres to be developed until 2008. There is a variance process to deal with 1/2 acre lots after that time. Click here for a copy of this Ordinance.
ADDITIONAL STATE INFORMATION:
New Mexico's new liquid waste regulations went into effect in September of 2005. These regulations will provide the highest quality to the environment and was greatly needed with the drought situations over the years. Smile4u Inc greatly encourages you to research the new regulations to understand what you will be allowed to do with your property. We have not researched the ground to depth water in any of the areas we sell land in. If the property does not meet the new standards for conventional septic systems, other ideas to research are: installing complete retention systems such as holding tanks, waiting till public utilities are provided in the street, or to purchase an adjoining property. The new regulations for undeveloped lots platted before February 1st, 1990 require at least 3/4 of an acre for a conventional septic system and 3/4 of an acre in areas with depth to ground water 100 feet or less. There are sunset provisions that allow a 3-5 year period for you to install using the old guidelines. After the sunset period is over you will need to comply with the new regulations. We actually came across a subdivision in Kansas a few years ago that had several hundred properties that all were required to use holding tanks so don't be afraid to think outside the box!
