Gorgeous prickly pear flowers - it is such a treat seeing the desert flowers! : )

What a cool piece of property this big chunk of land is with pretty yuccas spread about! These four adjoining lots totaling 2.0 Acres are located in the southwestern part of New Mexico near the town of Deming, about sixty miles east of the Arizona State line. It is about six miles southwest of the town of Deming and twenty miles north of the border of Mexico. Deming is located about 30 miles west of Las Cruces and about halfway between Tucson and El Paso, Texas along Interstate 10. Deming is a small town of about 14,647 and Luna County has a population of about 26,129. Many retirees are drawn to this area because of the affordability of land and the dry arid climate with low humidity.

All of the pictures were taken of the actual parcels and their surrounding views in September of 2007! This is an absolutely gorgeous area with lots of Yuccas spread about (or at least I think they are Yuccas!) Some were blooming when we visited - just gorgeous! I have only seen these native plants in a few small areas around Luna County and I think they are very beautiful natural vegetation! I also saw prickly pear blooming! It looks like the area was cleared of a lot of the underbrush especially to the south or it just grows this way. As you can see in the photos there is a bit more vegetation on the properties on the north side of the road where this property sits. There are awesome views of the Florida Mountains from the east to the southeast - pretty view of her jagged peaks!

There are several homes in the area especially north of this property along the main road. We noted that there was a less than desirable trailer/buses down the road to the west as seen in the photos. There were a lot of trees at the end of the road to the east - pretty setting - and there are a few tree farms to the south. Very pretty area - really gorgeous part of Luna County!!!

The State of New Mexico indicates the average well depth is 164 feet. We saw power 1 block north and 1 block south of this property. The roads out to this area are in very good shape and there are two main roads that you can take out to this property. As seen in the maps County Road C003 is 3/4 of a mile to the west and Columbus Road/Hwy 11 is 2.5 miles to the east. Monte Vista/San Joaquin Rd sits one block to the north of this property and it runs into C003 to the west. The road along the property was a bladed dirt road and very easy to drive.

We often get asked for a minimum of two acres in this county so I think this is well worth checking out since there is power and an excellent road so close! For more pictures and information on the area be sure and click on the Luna County link below - that's where I keep all the fun photos from my journeys to this area! Enjoy, Char the Explorer :)

These four pictures are taken standing along Enchanted View looking from northwest to the northeast - you can see there is power running along the main road to the north where a few homes are on the north side of San Joaquin Rd/Monte Vista - you can also see this in the aerial photo maps.

These next two photos are looking west down Enchanted Views - the property sits on the right hand side of the road - there are a few trailers/buses to the southwest in the next block south that I zoomed in on - you can also see power lines running to the west.

These next sets of photos are looking east, southeast and south - you can see that a lot of the underbrush has been cleared and there are lots of yuccas growing - beyond them to the sw is a tree farm which can also be seen in the aerial photos. Views of the Florida Mountains make a pretty background for the Yucca!

Gorgeous sunsets over the Florida Mountains!

Here is an interesting link to one of our customers who bought a beautiful big chunk of land from us on the side of the Florida Mountains. He has kept a pictorial of his solar home that he is building. I had a chance to view it when I stopped by - really interesting and very pretty! There is a big stone in the middle of the home that they built around that is used for heating and cooling! He goes by Carl the Rock Artist and you will see his artistry in his pictorial as well - check out page 4! You can view the pictures at the following link: Carl The Rock Artist.

ADDITIONAL COUNTY INFORMATION:

Luna County adopted new zoning ordinances in December of 2006. Click here for a copy of this Ordinance.

ADDITIONAL STATE INFORMATION:

New Mexico's new liquid waste regulations went into effect in September of 2005. These regulations will provide the highest quality to the environment and was greatly needed with the drought situations over the years. Smile4u Inc greatly encourages you to research the new regulations to understand what you will be allowed to do with your property. We have not researched the ground to depth water in any of the areas we sell land in. If the property does not meet the new standards for conventional septic systems, other ideas to research are: installing complete retention systems such as holding tanks, waiting till public utilities are provided in the street, or to purchase an adjoining property. The new regulations for undeveloped lots platted before February 1st, 1990 require at least 3/4 of an acre for a conventional septic system and 3/4 of an acre in areas with depth to ground water 100 feet or less. There are sunset provisions that allow a 3-5 year period for you to install using the old guidelines. After the sunset period is over you will need to comply with the new regulations. If you would like to see a copy of the new regulations that we obtained from the State please Click Here. We also have information we can email you if you would like to research retentions systems. We actually came across a subdivision in Kansas a few years ago that had several hundred properties that all were required to use holding tanks so don't be afraid to think outside the box!
