Rio Del Oro is located south of Alburquerque about 40 minutes in Los Lunas, not too far from Interstate 25 East of the Rio Grande River. All of the pictures were taken on my visits to Rio del Oro and the Rio Communities. We traveled east up into the mountains as far as we could go. The pictures include homes in the subdivision, the one million gallon reservoir, the career academy, the Manzano Mountains with a few of the locals that live up in them, a desert plant blooming in early spring, views of the valley from up in the Manzano Mountains and closeups of these beautiful mountain peaks, which include the Los Lunas Mountains to the south and Ladron Peak to the west. Also, there is the Subdivision map which shows exactly how the units are laid out.

We have tried to carefully check the information we provide regarding the different size properties and what their uses are for. Many people are buying these lots for future investments as well as a place to retire to in years to come. Some of the lots we have are single lots and others are adjoining lots. Some are zoned for single family dwellings while others allow both multi family units and single family dwellings. We have tried to specify in our listings the correct information for each scenario. The annual POA dues range from $23 - $36 per lot per year. The lots that are zoned for single family are mostly $23 and the lots that are zoned for either multi family or single family are mostly $36. The annual dues will be expiring on the different units between 2009 and 2011. After 2011 there will no longer be any annual POA dues on any of the properties!

Rio del Oro has parts of it that are already developed on the west side of the subdivision. Here is a link to a great map showing some of the growth in the different units: Growth Map. I suggest you play on Google Earth or Mapquest for a bit and see how close the different properties are to the current growth! Rio del Oro is also the proposed site of a 40 bed hospital in unit 64 that the voters approved in 2006. I read that this has been a slow moving project but it is moving forward.

The population in Belen is about 7,600 and Los Lunas is about 14,500 and you can definitely see the growth in these two towns as you drive around. Los Lunas is growing at a faster pace. There is the new Rail Runner commuter train that runs from Belen through Los Lunas up to Albuquerque offering affordable and quick access to jobs for this large labor force! When we stopped by to have a look at it in 2007 the parking lot was filled!

The photos below were taken in February 2004 when we viewed this subdivision. We have not had a chance to view these particular lots. It looks to me when I was playing on Google Earth like all of the roads have been bladed and I thought they were bladed as well when we viewed the subdivision! SUBDIVISION/AREA INFORMATION:

September 2007 Update: The voters approved a levy for a new hospital in 2006. The proposed site of the 40 bed hospital is Rio del Oro Unit 64. This has been a slow moving project but the project continues forward. With populations of 7600 in Belen and 14,500 in Los Lunas, and the second fastest growing county in New Mexico, this hospital had strong support with voters approving the levy 14,231 to 4,436. It will offer healthcare to these two towns as well as several outlying areas.

The annual POA dues are $23 and are paid current! The annual dues will be expiring on the different units between 2009 and 2011. After 2011 there will no longer be any annual POA dues on any of the properties! You can contact the Valley Improvement Association if you wish to know more about their Association. They have quite a bit of information on their website VIA.org. They are very nice people who have been extremely helpful over the years.

The State of New Mexico requires a minimum of 3/4 acre in order to be able to install both a septic and well on the property. This property does not meet that guideline. If the subdivision continues to grow water and sewer will be brought to the area allowing you to hook up. In the meantime you can try and purchase an adjoining lot from a neighbor or hold it for future speculation. There is power in the subdivision in the units closest to the current growth. You would need to bring power to the lot or use an alternative source such as solar or generator. I think this property is best suited as an investment.

There has been quite a bit of growth in Los Lunas and Belen in the past few years and the location of these communities from Albuquerque makes it inevetable. There are several housing projects going on in these areas and you can see them just by driving through the area. There is an expansion at the Alexander Airport. It will be the site of the LoPresti Speed Merchants new recreational aircraft. The 100,000 square foot plant has plans to start construction and will employ 300 mostly local residents! Merillat Industries, a national cabinet producer is moving all West Region manufacturing activities to its plant in Los Lunas. It currently has 230 employees at its plant in Los Lunas with an additional 50-100 new jobs by summer 2007. They project employment will reach 700 people! In February 2007 the New Mexico Rail Runner pulled into the Belen station. This is a commuter rail covering a 50 mile stretch from Albuquerque through Los Lunas and down to Belen.

And the list goes on! With Rio Rancho booming to the north of Albuquerque, Edgewood and Moriarty to the east it's Belen and Los Lunas booming to the south! We started selling properties here a few years ago and never did I imagine the growth I have seen in all of these areas in a few short years! Albuquerque was named in May 2005 as the 5th best place in the USA for Business and Careers by Forbes Magazine. Albuquerque was also named in June 2006 as the 3rd out of 50 Smart Places to Live in the USA by Kiplinger's Personal Finance Magazine. Now is the time to invest while we can still offer these lands at these incredible prices!

ADDITIONAL STATE INFORMATION:

New Mexico's new liquid waste regulations went into effect in September of 2005. These regulations will provide the highest quality to the environment and was greatly needed with the drought situations over the years. Smile4u Inc greatly encourages you to research the new regulations to understand what you will be allowed to do with your property. We have not researched the ground to depth water in any of the areas we sell land in. If the property does not meet the new standards for conventional septic systems, other ideas to research are: installing complete retention systems such as holding tanks, waiting till public utilities are provided in the street, or to purchase an adjoining property. The new regulations for undeveloped lots platted before February 1st, 1990 require at least 3/4 of an acre for a conventional septic system and 3/4 of an acre in areas with depth to ground water 100 feet or less. There are sunset provisions that allow a 3-5 year period for you to install using the old guidelines. After the sunset period is over you will need to comply with the new regulations. We actually came across a subdivision in Kansas a few years ago that had several hundred properties that all were required to use holding tanks so don't be afraid to think outside the box!
