Lot 172 is SOLD!

This is two lots are each about 5 acres located in Pine Meadows Ranch on the back side of El Morro National Monument in northwest New Mexico near the town of Ramah. It is about an hour south of Gallup, New Mexico and and hour west of Grants, NM near the Arizona State line. Albuquerque is about a 2 hour drive to the east. This is a fascinating rural area, well off the beaten path. The area is filled with stunning rock formations and big tall rich red mesas, El Morro being one of them!

They are two beautiful chunks of land in a very peaceful setting! All of the photos were taken in August 2009 of the properties and surrounding views. The pictures are worth a thousand words and each lot sits in a beautiful spot with gorgeous views. It was a beautiful day with big fluffy clouds rolling through making for a beautiful horizon in this peaceful place.

The two lots are separated by another property as seen in the parcel map and they both sit right along the main road through the subdivision, Pine Meadow Drive. This is an excellent graveled road leading along the north of the lots as seen in the parcel map and photos so they have great access! The roads leading along the properties are marked and they are also the dedicated easement and it is pretty easy to locate thes e properties. There are views of the treed hill sides with rich reds, yellows, greens - this really is a beautiful place. The area is gentle rolling hills with lots of green grass, scattered flowering plants, sage brush, and a few scattered trees. Lot #174 also has a pretty view through the cleared trees of the backside of El Morro! There is power 4 - 5 lots away to the south as seen in one of the photos.

Here are the notes I made about the two different lots when i viewed them:

Lot #172 Slopes to the south up a gradual rolling hill then flattens out for a bit before it falls down into the other side of the gentle rolling hill. Cool rock outcropping to the northwest. There is power to the south about five lots away. Graveled Road to north.

Lot #174 Gentle rolling hill with the lower side of it along Pine Meadow Drive and higher towards the back of the property to the south. There is a very cool view of El Morro National Monument and a cool rock outcropping to the northwest. Corner lot with Pine Meadows Drive a graveled road to the north and Meadow Drive \a bladed dirt road along the west.

The property is zoned for either a home or RV. Horses are allowed up here and some owners use this in the summer months to escape the heat of the valley floor and come ride their horses up here. I love to spend the day looking at land in Pine Meadows! I just love this place and appreciate the opportunity to once again offer property here! Enjoy! Char the Explorer : )

COUNTY INFORMATION:

Photo Update August 2009 - we stopped by Pine Meadow Ranches to view a few properties. The county road to the subdivision had recently been oiled and graded and was easy to drive - nice to see that done. There were plenty of beautiful wildflowers blooming and I had my photo taken in front of El Morro!

Cibola County is home to El Morro National Monument, El Malpais National Monument, The Ice Caves and Bandera Volcano. Click here for a County map showing the national forests and historical sites in the area. Ramah is the nearest town with minimal shopping facilities, groceries, gas, schools and post office. Complete shopping would be located in Gallup fifty miles northwest or Grants fortyfive miles east.

Pine Meadows sits on the back side of the El Morro National Monument. The top of the monument extends out to the South and part of this subdivision is sitting up on the back side of the monument! This can be seen in one of the map links provided above. It is truly a beautiful, clean, well maintained subdivision! The higher elevation of 7200 feet makes this a great escape during the summer months to cooler temperatures. All of the lots were surveyed and staked at the time parcel maps were recorded with the County.

This is such a beautiful subdivision and well worth your efforts in checking out! It is easy to locate the subdivision and pretty easy to find your way around since many of the streets are marked. The main roads have been graveled and the dirt roads are pretty easy to travel. So if you are seeking that gorgeous beautiful spot for a cool mountain retreat jump in your vehicle and check this one out! I love the native feel of the land and it is a very relaxing setting. When I get asked whats the most beautiful areas of all the places I travel to I always include Ramah!

A stunning view of the rich colored rocks in this area and a shopping center near Ramah! February 2005:

El Morro National Monument. The backside of Pine Meadows Ranch has magnificent views of the backside of this beautiful Monument!

Prehistoric Cliff Dwellings located not too far from this beauitful subdivison! Indeed an amazing sight!

Entrance signs into Pine Meadows and the homes near the beginning. The subdivision is marked along the way to help you find it:

Ramah Lake located about 20 minutes away from Pine Meadows just outside the town of Ramah. Can you find the hidden duck in the second picture?

North along Interstate 40 you will find the busy town of Gallup, New Mexico, population about 20,000. It is home to the Western New Mexico University and sits on the busy trade route between Flagstaff and Albuquerque.

ADDITIONAL STATE INFORMATION:

New Mexico's new liquid waste regulations went into effect in September of 2005. These regulations will provide the highest quality to the environment and was greatly needed with the drought situations over the years. Smile4u Inc greatly encourages you to research the new regulations to understand what you will be allowed to do with your property. We have not researched the ground to depth water in any of the areas we sell land in. If the property does not meet the new standards for conventional septic systems, other ideas to research are: installing complete retention systems such as holding tanks, waiting till public utilities are provided in the street, or to purchase an adjoining property. The new regulations for undeveloped lots platted before February 1st, 1990 require at least 3/4 of an acre for a conventional septic system and 3/4 of an acre in areas with depth to ground water 100 feet or less. There are sunset provisions that allow a 3-5 year period for you to install using the old guidelines. After the sunset period is over you will need to comply with the new regulations. If you would like to see a copy of the new regulations that we obtained from the State please Click Here. We also have information we can email you if you would like to research retentions systems. We actually came across a subdivision in Kansas a few years ago that had several hundred properties that all were required to use holding tanks so don't be afraid to think outside the box!
