The deer that was laying in the tall grass when we pulled up - doesn't get any prettier than that!! This nicely forested property is located in the Ozarks about 2 hours SE of Kansas City near Warsaw, Osage Beach and Springfield, Missouri. Wow! Wow! Wow! That's what my notes say about these beautiful building lots with power only one lot away! What a pretty piece of land these two lots are! It is over 4.5 acres with a treed slope down a rolling hill that lead to a plush open area where we startled a deer lying down! How cool is that to pull up to a piece of land and actually find a beautiful deer enjoying it! She tried to hide behind a few of the trees branches and eventually darted away. It looks like the water collects there that runs off the hill making for a fertile area with lots of tall grass! Very gorgeous!! It looks like the rest of the lots are treed once you get past the cleared areas along the road. There are lots of big trees with beautiful shiny leaves. The sun was filtering down through the trees to the forest bed making for a beautiful setting. The photos were all taken of the actual property and its surrounding views when we viewed it in June 2007! These properties are super easy to find since there are signs marking the roads as seen in the photos. They aren't too far from the LOA building. There is a neighbor one lot away to the east across the street where there is power as well! There is a map that also shows where the power is. They have a beautiful home which you can see in the photos and aerial maps. The roads you see in the photos are the roads that run along each side of these properties. I took the photos from a few different parts of the property. Pretty Pretty Pretty! These two lots are already subdivided. Each of them is a corner lot so you actually have two corner lots as seen in the parcel map! You can keep them together or you can split them apart if you wanted to resell them individually. You can build one home on each lot. No additional paperwork would need to be filed if you wanted to split them apart as they are already subdivided. We are keeping them together because I think they make one nice big beautiful chunk of land! I have been asked a few times for properties that are already partially cleared and you can see that these are. There is a boat ramp a few minutes drive to the north as seen in the Development Map. Prior to visiting this subdivision you will need to contact us by email or phone so we can hook you up with the proper map to drive around this subdivision as well as a gate pass. This is a private subdivision that covers over 12,000 acres and has many roads that are a maze! The maps in our listing and the maps on the land owners website are not enough for you to find your way around without getting easily lost. We purchased a very large subdivision map through the LOA that we use to drive around this subdivision and you can purchase this map through them as well or we can mail it to you in the snail mail. You must make arrangements to receive this map prior to being able to receive the gate pass. The LOA does not assist our interested buyers in locating the property and please do not ask them to. You must be able to locate this property yourself. We suggest you use MapQuest to locate the LOA's address at 26506 Gardiner Rd. Edwards, MO 65326 so you have maps to the starting point. There are restrictive covenants on this subdivision and we have supplied a link to those covenants below on the land owners association website. A few highlights of these covenants includes, homes and modular homes allowed, no manufactured homes, no hunting, camping allowed up to three weeks at a time on certain units, free RV area allowed for all owners in the community area, no pigs or chickens, and horses allowed on lots that are a minimum of 4 acres per lot. Please visit the land owners website which I have included a link to below to read all of the covenants. These lots allow for building a home or modular home as well as up to 3 weeks RV use at a time. There is also a community use area that you can park your RV at for free and use the three boat launches into Lake of the Ozarks or just enjoy the quiet forest! This subdivision does not allow hunting but there is gun range for the owners as well. Many people plan on retiring here some day and just enjoy it as a weekend or vacation getaway with their RVs for now. If your passion is fishing and other reactional activities that include water this is your place! This is such a beautiful forested private subdivsion with access to the Lake of the Ozarks and wildlife roaming about - even on the property! My notes say "5 Stars And Then Some"! Enjoy!
