There were deer hiding in the trees - you can see a baby and momma in both of the pictures if you look closely! This nicely treed property is located in the Ozarks about 2 hours SE of Kansas City near Osage Beach and Springfield, Missouri. It is about an hours drive west of Osage Beach by Warsaw, MO. Forbes Lake of the Ozarks is a heavily forested subdivision with a few homes in it but for the most part it remains undeveloped with deer, turkeys and turtles running around - a stunning place! In fact there were deer hiding in the trees in the area when we visited. All of the photos below were taken in November 2007 about six lots towards the southwest when we viewed another property. We have shown this in the subdivision map link. The wind was rustling through the trees that day making for a very pretty setting! The map shows that Bob Lake sits right across the street from the property. There is a green belt area as seen in the subdivision map and I imagine this is heavily treed as well so not sure if you can actually see the lake from this property. We haven't had a chance to view it but it looks like from the aerial photos that the property slopes down off a hill from the south to the northeast. It also looks like there might be an intermittent stream going through lot #3328 and you would need to view the property to know for sure. If so there would probably be a culvert already put in somewhere along Lydia Drive. You can see that the green belt area for the lake is across the street to the north of both of these lots in the parcel map! And lot #3328 is also a corner lot adding a bit more privacy to this nice chunk of land. The subdivision maps that we obtained from the land owners association shows power running in green and it looks like it actually runs along the street to both of these properties! Prior to visiting this subdivision you will need to contact us by email or phone so we can hook you up with the proper map to drive around this subdivision as well as a gate pass. This is a private subdivision that covers over 12,000 acres and has many roads that are a maze! The maps in our listing and the maps on the land owners website are not enough for you to find your way around without getting easily lost. We purchased a very large subdivision map through the LOA that we use to drive around this subdivision and you can purchase this map through them as well or we can mail it to you in the snail mail. You must make arrangements to receive this map prior to being able to receive the gate pass. The LOA does not assist our interested buyers in locating the property and please do not ask them to. You must be able to locate this property yourself. We suggest you use MapQuest to locate the LOA's address at 26506 Gardiner Rd. Edwards, MO 65326 so you have maps to the starting point. This sure looks like a beautiful setting and you will need to view it to know for sure. This is one of the units in the subdivision that allows RV use up to three weeks at a time. I think this would be a great place to come hang out with your kids and go fishing! There are restrictive covenants on this subdivision and we have supplied a link to those covenants below on the land owners association website. A few highlights of these covenants includes, homes and modular homes allowed, no manufactured homes, no hunting, camping allowed up to three weeks at a time on certain units, free RV area allowed for all owners in the community area, no pigs or chickens, and horses allowed on lots that are a minimum of 4 acres per lot. Please visit the land owners website which I have included a link to below to read all of the covenants. There are three boat launches into Lake of the Ozarks for the owners enjoyment! Many people plan on retiring here some day and just enjoy it as a weekend or vacation getaway with their RVs for now. This subdivision does not allow hunting but there is gun range for the owners as well. If your passion is fishing and other reactional activities that include water this is your place!
