This 2.52 acres is located about 25 minutes from the town of Klamath Falls in Southern Oregon on Bly Mountain! Klamath County is located in the eastern foothills of the Cascade Mountains, bordering northern California. This subdivision is a favorite for many seeking a rural setting as it sits a quick drive to town and is a beautiful place for those that want to live in the countryside! It is easy to locate and just west off of Highway 140/Klamath Falls Lakeview Hwy which goes from Klamath Falls all the way into Nevada. There are some incredible views along this highway as seen in some of our subdivision photos below! I love this short drive from town and have seen flock after flock of birds, kids out hunting and even a few pelicans along the river that runs along the highway. I had no idea that pelicans lived in Klamath Falls!

We have visited this property twice and all of the photos are of the actual property and surrounding views. This property sits on the side of a hill with an awesome view of the fertile green valley in the distance to the southwest! What a gorgeous view all year around of the crops being planted and then harvested - my kind of setting! There are a few neighbors in the area, the closest ones to the north along the road the property sits on and you can see these in the photos as well as aerial maps. There is an excellent graveled road leading along the east side of the property and power runs across the street along this road.

The lot slopes down off the road to the west to an intermittent stream then up to the other side where it is flatter with a bit of a slope. The stream is more of a low point as seen in the photos below and I saw animal tracks and droppings along this trail and it is covered in vegetation and native grass. The property is then higher on the west side and flattens out to a rolling terrain with some more flatter parts to it. Most of the property sits to the west of this stream. There are a lot of tall pines trees as seen in the photos making lots of privacy on that west side! You would need to walk the property to find out suitability for building.

The property sits along an excellent graveled road which has power running along it across the street as seen in the pictures below! We are often asked for property with power close because of the cost of bringing power to the property and this is right across the street already! We have also provided you with many maps above to help you locate the property. It was a beautiful time of year with lots of green in the fields in the valley below and spring flowers blooming! I think this would be an excellent spot for someone seeking a rural setting in the pine trees for a home or manufactured home yet close enough to commute to Klamath Falls. SUBDIVISION AND AREA INFORMATION:

Klamath Falls Forest Estates Subdivision is located in the eastern foothills of the Cascade Mountains about 20 minutes east of Klamath Falls, the county seat. It sits on Bly Mounain and it is about 1/2 hours drive to California State line. It is a beautiful area a bit higher in elevation offering the big huge tall pine trees and wild birds flying around! Winema National Forest is about 1.5 miles to the north. There are several people out in this area who call this home and it is a beautiful drive to town with farms, the river, and tons of birds!

Klamath County sits on the pacific flyway and as you can see in some of the photos below this is a beautiful place to watch the birds. Millions of migrating birds rest and refuel in the county's six wildlife refuges. The largest concentration of bald eagles in the lower 48 states winters here. The first time I visited Elko I noticed that several businesses had pelicans as decorations. I thought that was sorta funny - they must be longing for Florida. Well one day we were driving along Lost River east of Klamath Falls and sure enough there were pelicans! : ) I researched and found out they are the American White Pelicans which migrate at far south as northeastern California. Hmmm who wudda thunk!

Spring 2009 Update: We spent some time looking at a few pieces of land near Klamath Falls and out by Sprague River. It has been a very cold spring making it difficult to get over the mountain passes and out to explore land and we caught snow coming over the pass into Klamath Falls and more scattered fluries again the next day while out exploring land. The locals were telling me how sunny and beautiful it had been the week before and I could see the spring flowers and trees starting to bloom! As always there were lots of animals to make for a fun day!

The National Geographic Adventure magazine named Klamath Falls as one of the "50 Next Great Adventure Towns West" referring to it as a "hot bargain" in September 2008. I see the town I live beside, Bellingham, WA is also on this list!

$4 MILLION in federal stimulus money has been granted to the US Bureau of Reclamation to contract the work to study the feasibility of removing four dams on the Klamath River to help struggling salmon runs.
