There's excellent access on a graveled road that has power along it and big views of the Sacramento Mountains, part of the Rocky Mountains! And it adjoins a 3700 acre greenbelt for horseback riding & hiking! The zoning allows for homes, doublewide manufactured homes or 9 months RV use a year!
All of the photos were taken of the property in April and June 2023. Windmill Ranch Road is a graveled road along the north of the property that is maintained by the land owners associaton. So there is year round access to the property. There is power running along the property as well. You would need to contact the local power company for the cost to bring it to the property!
To get to the ranch take Hwy 54 north out of Carrizozo for 22 miles to just past mile marker 145 at Ancho. Turn west into Windmill Ranches and follow for about 8 miles to the property. The properties were all staked when it was originally subdivided.
It sure is a gorgeous property sitting in the hills overlooking the valley with big views from the NW to the SE of the Sacramento Mountains!

The property is 2417' along the east (almost half of a mile long) and 986' along the south. It slopes from the NW down to the SE where it adjoins the 3700 acre green belt of common land that's set-aside for landowners to use for horseback and hiking! SWEET! I read thru the CCRs and here's a few highlights: You are allowed to build 1 single family home at least 400 square feet. You can also have 1 cottage (additional dwelling) not more than 1200 square feet. Doublewide manufactured homes not more than 2 years old are allowed. You can use an RV for 9 months in any calendar year. Yan only live in an RV with a building permit from Lincoln County. There's no pigs or sheep allowed, but horses, cattle, alpacas, cats, dogs, goats & chickens are OK.
Windmill Ranch is a 19,000. acre ranch and you would need to fence the property to keep the cattle off as it is open range here. I read that oryx, muledeer, elk and antelope are common on the ranch - very cool! I saw oryx years ago when I traveled the wrong way to Timberon! I read that you can not hunt on the ranch but you can on your property. Make sure you read the CCR's - cant say that enough!
Across the valley sitting in the mountains are the Lincoln and Cibola National Forests - millions of acres to go play!
The small town of Carrizozo, 30 miles south, is the county seat and has a population of about 1000. It sits along the busy crossroad along highways of 380 and 54. I always stop at Allsups to gas up, home of the World Famous Allsups burrito, and across the street is Family Dollar.

Ruidoso is definitely the hot spot for fun about 60 miles SE sitting high in the Sacramento Mountains. The Boots & Jeans Store is there and wow they have a fabulous variety of cowgirl boots! It also filled with tons of restaurants, hotels, shopping, & groceries and a favorite destination for Texans!
The famous Ruidoso Downs hosts both Thoroughbred and Quarter Horse racing, notably the All American Futurity, the richest race in Quarter Horse racing.
The acreage is definitely sitting in the middle of nowhere and it's really meant for those seeking solitude and peace, an escape with minimal people around. Most of the lots remain undeveloped but I've seen a few people in their RV's! Enjoy! Char the Explorer : )

Prior to visiting the property I suggest you study the maps and the satellite image as they tell the story on how to get there. Get a mental picture of how to get to a property from a main road. I frequently write notes on how I got to the property.
Print out the important maps like the parcel map, aerial photo with the GPS coords and street map. These are the maps I use myself if I was going to view the property. You can enter the latitude and longitude into Google or Bing maps by putting a comma between them.
I also suggest you bring a street dedicated GPS like a Garmin, not your phone. Do not rely on your GPS to take you the correct way as she'll take you down miles of roads that aren't the main drags. I've named mine Thelma and Louise because she's tried to drive me off a cliff a few times! If I could just get Brad Pitt to sit in the back seat! : )
Most of the properties I sell are down some kind of dirt road - my favs! Be smart and bring a shovel, water, food, blankets, mace, a dog and anything else you might need if you get stuck for a day or two. Welcome to Lincoln County, New Mexico, the ultimate playground in the southwest from Sierra Blanca aka the White Mountains at 11,981 feet to the beautiful open valleys of Carrizozo at 5429 feet. Wow was my head spinning the first time I visited here in 2016!

Carrizozo sits in the shadows of the Sacramento Mountain Range at the northern edge of the Tularosa Basin. It's a quiet little town and the county seat about 45 minutes NW of Ruidoso. About 15 minutes NE is the ghost mining town of White Oaks, famous for the No Scum Allowed Saloon. We headed up there our first night to see if they truly had some of the coldest beer in Lincoln County to find them closed! But it's a cute little town and I enjoyed the historical buildings over 100 years old!
Since we didn't find any cold beer we decided to visit the Lincoln County Fair in Capitan! That sure was a fun time and my first pig show I must admit! I took so many photos of it that I made an entire video of just the fair! It was a small friendly fair and I'm sure I stuck out like a sore thumb, especially after my comment about the “sparkly pig”. The gal who was getting ready to go into the arena with her pig looked at me and said no that's just the pig! Wow was that some serious pig driving as I watched two women keep their pig in the judges view as best as possible! Well turns out he was a sparkly pig as they took away the blue ribbon! Hot dog!
I also got several photos of a mean goat giving several good head butts to a baby goat. It's funny now looking at the photos but it wasn't so funny at the moment! I learned that there really is a duck with a pom pom hairdo called a crested duck! I thought someone had somehow done that to them!
The Lincoln Count Fair in Capitan!
Capitan is also home of Smokey Bear. I've been a huge fan of his since I started traveling across the western USA, frequently stopping to take my picture with him when I see his fire danger signs! Oh I was thrilled when I finally got a chance to stop into the museum. As I walked in I declared “my life is now complete” and the gal behind the counter laughed and said I definitely wasn't the first one to come thru those doors and say that! So a quick picture with my hero!
In 1950 a fire destroyed 17,000 of forest and grasslands. A fire crew found the frightened bear cub clinging for life to the side of a burnt pine tree. He was so badly burnt they named him “Smokey Bear”. He was flown to Sante Fe and upon recovery was sent to a zoo in Washington DC. In 1962 NM adopted the Black Bear as the State Animal and sent him a bear companion, Goldie. Upon his death in 1976 he returned to his home in the Capitan Mountains.
The mountain village of Ruidoso is a thriving scene people flock to all four seasons! It's 100 miles to the closest interstate and 2 hours from the nearest commercial airport yet people come here year round for winter skiing at Ski Apache, summer hiking and fishing, golf courses, art galleries, restaurants, and to relax with to the smell of pine trees and streams winding their way thru the forest.

It is surrounded by the Lincoln National Forest and there is a network of hiking trails! We spotted deer and elk while driving around town and read that black bear, wild horses and the rare mountain lion also call this home!
It's also home of the Ruidoso Downs Race Track, a tradition since the 1940's. It's famous for the showcase All American Futurity, the world's richest two year old race which was a $3 million purse in 2015! The Labor Day event drew a record of 25,000 fans which is more than live in Lincoln County!
Billy the Kid Scenic Byway visitors center sits next door to the Hubbard Museum of the American West. I didn't get a chance to view the museum but the beautiful monuments of horses outside the museum was well worth the drive by! Billy, born Henry McCarty, was an American Old West gunfighter who joined the Regulators and participated in the Lincoln County War. The Kid allegedly shot and killed two deputies, but was never indicted for the murders.
